Not every safety concern in a home is specifically enforced by local code… but that doesn’t mean it should be ignored.

One issue that sometimes frustrates builders or agents is when inspectors call out improper fire separation between an attached garage and the home, especially the garage entry door. While some local codes may not currently enforce certain requirements, home inspectors are still obligated to report potential safety concerns that could impact homeowners and their families.

Why? Because garages contain vehicles, fuel, chemicals, tools, lawn equipment, and ignition sources. In a fire, the garage-to-house door can become the weakest point between danger and the living space.

The 2018 IRC (International Residential Code) requires fire separation measures such as:
✔️ Proper drywall protection between garage and living areas
✔️ Additional protection when rooms are above the garage
✔️ Fire-protective garage entry doors with self-closing devices

These aren’t just “technicalities.” They are designed to slow the spread of fire, smoke, and toxic gases giving families valuable time to escape.

As inspectors, our responsibility is to inform and protect the buyer, even when something may not yet be heavily enforced at the local level. If a hazard exists and goes unreported, the liability (and more importantly the risk to human life) becomes very real.

Sometimes the most important safety features in a home are the ones hidden behind the walls… or hanging on the hinges we walk through every day.

🔥 Fire separation isn’t just a checkbox. It’s about protecting the people who call that house home.

¡Feliz Aniversario a CHP Finance! 🎉

Sinceramente, no puedo creer que haya llegado tan lejos. Aunque solo ha sido un año, este camino me ha enseñado muchísimo: aprender cosas nuevas, entender mis errores, reconocer mis fortalezas y debilidades, y descubrir en qué necesito mejorar mientras sigo creciendo.

Primero que nada, le doy gracias a Dios por darme esta gran oportunidad y por permitirme llegar hasta aquí. Trabajar con impuestos no es nada fácil, especialmente siendo mi primer año en este negocio, pero estoy verdaderamente agradecida por cada lección y cada experiencia que viví durante este proceso.

También quiero agradecer a cada cliente que confió en mí este año. Sin ustedes, nada de esto hubiera sido posible. Cuando empecé, sinceramente pensé que solo haría alrededor de 15 declaraciones de impuestos este año, pero gracias a su confianza y apoyo, pude completar más de 100 preparaciones de impuestos en mi primer año. Eso es algo por lo que siempre estaré agradecida.

A las personas que tuvieron alguna dificultad o retraso conmigo, les pido sinceramente una disculpa y agradezco mucho su paciencia. Recuerden que sigo aprendiendo y creciendo cada día, y siempre haré todo lo posible para brindarles el mejor servicio que pueda ofrecer.

Estoy aquí para ayudar a mi comunidad, orientar a familias e individuos, y hacer que la temporada de impuestos sea más fácil y menos estresante para todos los que pueda ayudar.

Muchas gracias a todas las personas que me apoyaron, creyeron en mí, me recomendaron y confiaron en mí para hacer sus impuestos este año. Me siento verdaderamente agradecida, y no habría llegado tan lejos sin cada uno de ustedes.

Happy Anniversary to CHP Finance! 🎉

I honestly can’t believe I’ve made it this far. Even though it’s only been one year, this journey has taught me so much — learning new things, understanding my mistakes, recognizing my strengths and weaknesses, and discovering what I need to improve as I continue to grow.

First of all, I thank God for giving me this amazing opportunity and for allowing me to make it this far. Dealing with taxes is not easy at all, especially during my first year in business, but I’m truly grateful for every lesson and every experience along the way.

I also want to thank every single client who trusted me this year. Without all of you, none of this would have been possible. When I first started, I honestly thought I would only prepare around 15 tax returns this year, but thanks to your trust and support, I was able to complete over 100 tax preparations in my very first year. That is something I will always be thankful for.

To those who experienced any struggles or delays with me, I truly apologize and appreciate your patience. Please remember that I am still learning and growing every day, and I will always do my best to provide the best service possible.

I am here to help my community, guide families and individuals, and make tax season easier and less stressful for everyone I can assist.

Thank you so much to everyone who supported me, believed in me, recommended me, and trusted me with your taxes this year. I feel truly appreciated, and I would not have made it this far without all of you.
