Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer “just to see” often just signals to the seller that you’re not serious.

The good news: all of this is avoidable with the right guidance going in.

And we didn’t pick it.

Here’s the thing — a cash offer isn’t automatically the winning offer. It’s one piece of a much bigger puzzle.

When we dug into the full picture, the financed offer came in higher and the terms actually worked for our seller’s goals. So we got to work.

We negotiated directly with the buyer’s agent, vetted the lender, tightened the contingency timeline, and structured a deal that made sense. Our Redmond sellers walked away with more money AND peace of mind.
