Heading to open houses this weekend? Be careful how much you share! 🏡

It’s easy to start chatting about your budget, how quickly you need to move, or what you’d offer. But when the agent represents the seller, those conversations could make their way back to them.

Ask questions about the home, but save your offer strategy for your own buyer’s agent.

🎥 and don’t forget, there are often recording devices in homes so be mindful of the negative things you say!

🏡 **Montgomery Real Estate | September 2026**

September's numbers are in, and there are some interesting changes compared with this time last year!

We saw more homes sell in both categories — single-family detached homes AND townhouses. But homes are also taking a little longer to sell, and there's a lot more inventory on the market.

A few things that stood out to me:

🏡 **Detached Homes:** The median sold price was $990,000, compared with $1,124,500 last September.

🏘️ **Townhouses:** The median sold price was $525,000, compared with $617,500 last year.

Does that mean home values dropped 12–15%? Not necessarily! The types of homes that sell each month can really influence those numbers, especially in a smaller market like Montgomery.

What I do find interesting is that detached homes are still selling for an average of 101% of asking price, while townhouses averaged 99.6%.

So while buyers have more options than they did a year ago, pricing your home correctly is still really important.

🪔 Looking for somewhere to celebrate Diwali near Montgomery this year?

Diwali, often called the Festival of Lights, is celebrated by millions of people around the world. While traditions vary, it’s a time centered around light over darkness, gathering with family and friends, food, and celebration. This is why you may see homes decorated with lights in October.

And you don’t have to celebrate Diwali yourself to enjoy some of the local festivities!

There are several events happening around Princeton, Bridgewater and Central NJ — from Diwali fairs and cultural performances to shopping, food and family activities.

🏗️ A new building is coming to Montgomery Place! (Where Kasia Market / CVS is).

A new 6,851-square-foot retail building has received final approval, but we don’t know what’s going in yet! No leases have been signed.

The Mayor has mentioned they’d like to see an indoor sports or kids’ activity space, and I have to agree. I think Montgomery could use more places for kids and families to hang out.

Personally, I’d love to see a coffee shop that has comfy seating and plenty of tables to work remotely. Or maybe an escape room? Arts & crafts studio or an experience type of business? 🤔

So I want to know…
