Suncoast recently helped a large commercial client with two massive multi-level facilities, both damaged by 3” hail. We documented hail damage to the TPO, EPDM, and Gravel-ballasted roofing systems, as well as damage to the lightweight insulated concrete (LWIC) beneath the membranes. The hail punched holes in the EIFS and the client was experiencing interior leaks everywhere.
Before Suncoast was hired, the carrier had already brought out 2 engineering firms and a building consultant. They paid for partial damages to the EIFS, interior ceiling tiles, and minor roof repairs totaling $1.56M.
Quickly after Suncoast was hired, we reviewed the engineer reports and found holes in their analysis. We reviewed the certified policy and found large areas of coverage that were still owed by the insurance company. Coupled with our on-site investigation, we provided the carrier with evidence that opened coverage for the entire membrane roofing system on every elevation of both buildings adding another $1.07M to the claim.
But we weren’t done! We reviewed the applicable building code requirements and convinced the insurance company to open coverage on the 11” thick LWIC, adding another $558,000 to the claim. Initially, the insurance company wanted to pay for only 13% of the LWIC, but this issue was pressed further resulting in a much larger settlement later in the process.
Leaving no stone unturned, we worked closely with an industrial hygienist and demonstrated to the insurance company that the covered hail damage had allowed moisture to enter the exterior walls of the entire main structure, affecting all three floors of the larger facility. This resulted in the remediation and rebuild for every exterior room on all 3 stories for an additional $5.029M in damages.
Regarding the EIFS system, the insurance company simply wanted to paint over the EIFS and entrap the moisture within the walls. Our review of the insurance company’s engineering report and knowledge of applicable building code showed that the carrier was aware the EIFS system did not meet code, and the entire system must be replaced and upgraded. This issue resulted in a $3.57M increase to the claim value.
