This is a loan strategy more people should be using 👇🏡

Had such a great conversation with Erin Monahan about one of our favorite ways to get into real estate 👏

The FHA owner-occupied duplex strategy is one of the most accessible ways to start building a portfolio — without needing a huge down payment.

Here’s how it works:

• Buy a duplex (up to 2 units) with just 3.5% down
• Live in one side, rent the other
• Stay for at least 12 months
• Potentially have up to 6% in seller-paid closing costs

Then:

➡ Build equity
➡ Refinance into a conventional loan (get rid of mortgage insurance)
➡ Do it again

🚨 You can only have one FHA loan at a time per borrower.
