Job Description:

Property Management Company looking to hire a reliable maintenance technician to help with day-to-day operations in several condominium complexes managed in the Beaverton area and occasionally other properties that vacate around the Portland Metro area. JOB SUMMARY: Maintains efficient operations of buildings, grounds, and rentals in a supportive role. Must be self-motivated and be able to work alone much of the time.

We need someone 40 hours per week and are looking to fill this position immediately.

Essential duties include but are not limited to:

• Minor Plumbing: includes the repair, replacement, or installation of mostly toilet guts, faucets, garbage disposals, etc.
• Drywall repair: includes filling and texture of small holes caused by nails and minor dings from normal wear and tear most commonly performed between the time a tenant vacates a unit and a new renter assumes occupancy.
• Painting: includes minor touch-ups following damage repair and new coats of paint applied to unit walls between the time a tenant vacates a unit and a new renter assumes occupancy.
• Groundskeeping: includes replacing light bulbs along pathways, parking areas, and buildings, sweeping or raking leaves, and tidying/installation of bark or other ground covering, tree trimming, gutter cleaning, and maintenance. Checking and monitoring pool/spa chemicals (very easy to learn).
• Cleaning/housekeeping: includes maintaining a tidy appearance in shared community locations, such as the leasing office lobby, clubhouses, and fitness or recreational areas also includes cleaning fixtures, floors, bathrooms, and other surfaces in vacated units before new renters assume occupancy. Checking for garbage overflow and management from dumpster and recycle areas.
• Snow removal: includes shoveling, blowing, or plowing snow away from covered walkways and driveways, and laying down sand or gravel to prevent slipping on icy surfaces, should there be a need.
• Customer service: includes professional, prompt and courteous correspondence with owners/renters when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.
• Time management: includes maintaining an organized scheduling system to complete all maintenance requests in a timely manner. Having your own tools is a plus, but can be provided when necessary.

Experience preferred but not necessary in all categories listed above.

Must have a current Driver's License, valid auto insurance, and your own transportation. A company vehicle may be provided based on experience. Must be able to pass a background check.

Starting pay $17-$22 an hour depending on the level of skills. Benefits not included at this time.

For the first time in a decade, the Federal Reserve's announcement of a rate increase has some BIG implications for prospective home buyers and sellers. When the Fed's rate goes up, so do interest rates of all kinds of other consumer loans, including mortgages.

As the interest rates move up, the total loan amount that the buyer qualifies for decreases.

Now really is the time to buy or sell given affordability & the expected rising federal reserve rate. Take advantage of these historic low rates before they become obsolete!!!

The Fed's expected decision to hike the federal funds rate Wednesday has big implications for prospective home buyers, but experts see no need to rush.
