Stay high and dry out there.

For what it's worth, Imelda wasn't a hurricane, either.

Whenever you're making a major purchase, hiring a contractor, or entering into an important agreement, try to keep your communications in writing.

Emails.

Text messages.

Written estimates.

Change orders.

Confirmations.

Clear written communication helps everyone understand what was discussed and what was agreed upon. It can also help prevent misunderstandings before they become bigger problems.

Good businesses appreciate clear communication, and so do good customers.

At Franklin, Franklin and Associates, we've spent decades handling complex consumer and business disputes. One lesson we've seen time and again is that documenting important conversations can make all the difference.

Construction Costs Are Still Changing. Is Your Insurance Keeping Up?

Most homeowners know the value of their home has changed over the last few years.

What many don't think about is the cost to rebuild it.

Labor.

Materials.

Roofing.

Electrical work.

Those costs can change over time, and your insurance coverage may not automatically keep pace.

It's worth taking a few minutes each year to review your policy with your insurance agent and make sure it still reflects your property as it exists today.

At Franklin, Franklin and Associates, we've spent decades helping policyholders navigate complex insurance disputes. One of the best steps you can take is reviewing your coverage before you ever need it.

Here's a challenge.

Call your insurance agent this week and ask three questions.

1. Would my home cost more to rebuild today than when this policy was written?

2. Have all of my recent improvements been added to my policy?

3. Are my coverage limits still appropriate?

Those three questions may tell you more about your protection than reading the entire policy yourself.

You hope the answers never matter.

But if a major storm ever comes through Southeast Texas, you'll be glad you asked them now instead of afterward.

The storm weakened.

The next one may not.

That's not meant to scare anyone, it's just the reality of living on the Gulf Coast.

Here's something many homeowners don't realize: when a named storm threatens the Gulf, many insurance companies temporarily suspend issuing new policies or allowing certain coverage changes.

If you've been thinking about increasing your coverage or updating your policy, don't wait until a storm is on the evening news.

Today is a much better day to have that conversation with your insurance agent than the day before landfall.

Preparation starts long before the weather does.

This week, Southeast Texas caught a break.

The tropical system weakened before it became what many feared.

That's good news.

But hurricane season isn't over.

One quiet week doesn't change what the rest of the season may bring.

If this storm reminded you to check your insurance policy, your deductibles, or your emergency plans, don't put that checklist away just because the forecast improved.

Sometimes the best time to prepare is right after you realize how close you came.

Stay safe, Southeast Texas.

The Storm Doesn't Have to Hit Your House to Affect Your Insurance.

As Southeast Texas watches the tropical system in the Gulf, here's something many homeowners don't realize.

Once a storm is named and enters the Gulf, many insurance companies temporarily stop writing new policies or allowing certain changes to existing ones. It's called a binding suspension, and it happens before the first raindrop falls.

That's why waiting until a storm is on the radar can be a costly mistake.

This is a good week to pull out your policy and ask a few questions:

β€’ Do my coverage limits still reflect today's rebuilding costs?
β€’ Did I add a fence, shop, patio, or other improvements that my insurer doesn't know about?
β€’ Have I made renovations that could affect my coverage?
β€’ Am I adequately insured for the home I own todayβ€”not the one I bought years ago?

These are simple conversations to have now. They're much harder after a storm.

For decades, Franklin, Franklin and Associates has represented policyholders in insurance disputes across Southeast Texas. One thing we've learned is that preparation isn't just about boarding windowsβ€”it's about understanding your coverage before you need it.

Stay safe, and let's hope this system stays well away from our communities.

A Storm Checklist Usually Starts With Water and Batteries. I'd Add One More Thing.

Review your insurance policy.

With forecasters monitoring a tropical system in the Gulf, now is the time to make sure your coverage still matches your property.

Over the years, you may have:

* Built a new fence.
* Added a storage building or workshop.
* Renovated your home.
* Seen construction costs climb dramatically.

If your policy hasn't kept up with those changes, it's worth a call to your insurance agent.

There's another reason not to wait. Once a named storm threatens the Gulf Coast, many insurance companies temporarily suspend issuing new policies or making certain coverage changes until the storm has passed.

By then, it's too late to increase limits or add coverage.

Hurricane season is a reminder that a few minutes reviewing your policy today can prevent difficult surprises tomorrow.

At Franklin, Franklin and Associates, we've spent decades helping policyholders resolve insurance disputes. We'd much rather see people prepared before the next storm than surprised after it.
