Here are five conversations I believe every seller deserves to have BEFORE their home goes on the market:

“LET’S JUST LIST IT HIGH…”

Those five words can cost a seller — unless there’s a strategy behind them.

Am I completely against listing a property high? No. In fact, there are circumstances where I may intentionally recommend a pricing strategy that positions a home above the obvious number.

But after 26 years in real estate, I’ve learned that the price is only one part of the strategy. Timing, competition, buyer psychology, presentation, market activity, positioning and knowing exactly how you’ll respond once the property hits the market all matter.

There’s a big difference between “Let’s list it high and see what happens” and “Here’s why we’re starting here, here’s what we expect to happen, and here’s our next move.”

I don’t publish my entire listing strategy online. That’s part of what my sellers hire me for.

So, if you’d like to know how I sometimes use a higher initial price as part of a strategy to ultimately get a property SOLD, you’re going to have to invite me over for coffee. ☕️
