Heading to a real estate closing soon? Let’s make sure you’re fully prepared for this significant milestone!

Here are five essential items to bring to ensure a smooth closing process:

1️⃣ Photo ID or Passport: Your identity needs to be verified for the notarization of numerous documents. Make sure your ID is up to date!

2️⃣ Certified Funds: You'll need to bring the closing amount, which will be communicated to you beforehand. Confirm the preferred method of payment, such as a cashier’s check or wire transfer, with the closing company

3️⃣ Divorce Order (if applicable): If you’ve been through a divorce, you might need your divorce paperwork for verification. Double-check with your escrow company.

4️⃣ Transfer Stamp: Some areas require a tax on deed transfers. Inquire with your escrow company about whether you need a transfer stamp, how to obtain it, and the necessary paperwork.

5️⃣ Living Trust Documents: If your property is to be owned by a revocable trust, bring all relevant documents to ensure the trust owner’s eligibility to own the property and to resolve any potential issues.

Not sure where to begin when choosing your business entity? Here’s a list to help you choose.

1. Sole proprietorship - the most common form of business organization. These business owners report income and expenses on their personal tax returns and pay tax on any profit.
2. Partnerships - involves two or more people who agree to share in the profits or losses of a business.

Anyone who’s been in a boundary dispute knows it’s not fun. If you find yourself in a situation where you and your neighbor are both claiming ownership of the same piece of land, here are some ways you can try to handle it:

🏘️ Take time to understand the situation. This means making sure you have accurate, up-to-date survey, deed, title search, and appraisal info on hand.

🏘️ Try the neighborly way first. Discuss the issue directly with your neighbor and see if there is a middle ground you can arrive at.

🏘️ Propose a solution. Suggest terms that would be most agreeable to you like dividing property or moving offending structures.

🏘️ Prepare your paperwork. If litigation is unavoidable, do your best to file and complete all of the paperwork necessary for the court proceedings.

🏘️ Proceed to court. In a worst-case scenario, follow your attorney’s advice on how to proceed to a peaceful resolution.

If you and your neighbor can’t come to an agreement on your own, a specialized property lawyer is the way to go.
