Recent criticism of Federal Reserve policy seems justified- the economy can and has “turned on a dime”. Fourth quarter sales should continue to be strong but home builders and retailers are already feeling the squeeze. Volatility in the stock market is giving potential buyers reason to pause. The Risk Free Rate of Return(U.S. bonds)
now equals rate of appreciation in home prices in many markets, without the maintenance. Millennials are moving back home or renting in many cases.

Once again, many companies reported revenue, profits, and subscribers increases that exceeded even Company projections. National job openings are at the highest level ever, especially for transports and tech. Last week’s volatility and Sell off was more a sell out orchestrated by Fed fears and algorithms. The economy is VERY strong. The Federal Reserve Should raise rates, despite low inflation. That means NOW is the affordable time to list your house with me. It’s becoming a Buyer’s market. I’ll locate your perfect home.

The Earnings beat marches on! MSFT and CSX, bellwether companies topped analysts projections, once again. Berkshire jumped $10.00. What does all this mean? Headline anxiety about trade may restrain a hawkish Fed, keeping mortgage rates historically low. But the economy and the dollar remains very strong. Markets will continue to surprise to the upside.

Today’s Wall Street Journal(data from CoreLogic): Home prices are rising and so are mortgage rates(3.95% at the beginning of 2018 to 4.40% last week).
20% of mortgage loans made this winter went to borrowers spending More Than 45% of their gross income
to mortgage payments plus other debt-Triple that of 2016. A shortage of developable land and new construction
adds to a price squeeze, particularly for millennials. Historically, mortgage rates (and unemployment) remain low. Interest rates are rising, but not wages.
One answer-lock in fixed rates now: get pre-approved for a Fifteen Year fixed rate mortgage=lower interest rate and total cost of ownership. Rising debt to income ratios can indicate relaxing lending standards-an individual opportunity but a developing
problem? The data can be a challenge. The right Realtor should help you understand macroeconomic trends on your road to the Home of your dreams.
