Most sellers assume that if they fixed the problem, they never have to mention it again. 🏡 But that is not always how it works.
A repaired issue does not automatically erase the history. Water damage, previous flooding, lead paint concerns, liens, HOA disputes, and other known issues can still come up during inspections, title work, or even after closing. What matters is what was known and whether it was properly disclosed.
The goal isn’t to scare buyers away or make your home look bad. It’s about being upfront and giving buyers the information they need to make informed decisions. The sellers who usually avoid bigger issues later are often the ones who chose to disclose things from the beginning.
Disclosure requirements can vary by state, so your agent is your best resource for understanding exactly what applies where you live.
