14 Primrose Dr, Barrington is SOLD! 🏡🔑

After just one weekend of showings and multiple offers, I’m so happy for my sellers, who received $30,000 OVER asking and sold for $430,000! 🙌

This one is extra special because my seller is a longtime childhood friend. It was such a pleasure to help her through this process and see it all come together!

It’s not just how much you spent on your home—and it’s not always what your neighbor sold for!

A home’s value is influenced by several factors:

📍 Location – Neighborhood, schools, amenities, and overall demand matter.

🏠 Size & layout – Square footage, bedrooms, bathrooms, and how functional the space is all play a role.

✨ Condition & updates – Kitchens, bathrooms, flooring, roof, HVAC, and overall maintenance can impact value.

📈 Recent comparable sales – What similar homes nearby have actually sold for is one of the biggest factors.

🏡 Lot & property features – Lot size, garage, yard, views, pools, finished spaces, and other features can add value.

💰 Current market conditions – Supply, demand, interest rates, and buyer activity can all affect what buyers are willing to pay.

What a great day with these boys! ❤️🌊 Started with a beautiful day at Scarborough Beach, followed by dinner at the new Matunuck Atelier in Wakefield!

The food was amazing, especially the Wagyu steak! And we had the best bartender, David’s girlfriend Autumn! 🥰

Matunick Atelier is the sister bar to Matunuck Oyster Bar — definitely worth checking out!
