If you are buying a property and the seller has agreed to make repairs, make sure those repairs have been completed prior to closing. What do you do if they are not complete? Either postpone the settlement until the repairs are complete or collect a large escrow (at least 2X the estimated repair cost) and enter into an escrow agreement setting out deadlines for repair and what happens if deadlines are not met.
