Applications for new cannabis licenses drop in September, 2023. One of the toughest things that new licensees will experience is finding a location that meets their requirements and complies with state and/or local buffer zones. If you are selling a home through a real estate agent and receive an offer, it is possible that the offer will not close. This could be due to financing, inspection issues or other factors. When that happens it is important to get your home back on the market quickly. It is also important to encourage your agent to reach out to people that have shown the home, or submitted offers, to gauge interest and secure a new buyer. It seems like common sense but you would be surprised at how many agents do not take this step after a deal craters. We recently helped a client locate the owner of a property, purchase it and list it for lease within thirty days. A potential tenant called about the listing and informed me that he had been looking for the owner for two years and could not find him. It took us a half an hour to find good information for the owner and get in touch with him. If you are trying to sleuth out the owner of a property there are tons of great resources available online, but you have to know where they are. If you are buying a property and the seller has agreed to make repairs, make sure those repairs have been completed prior to closing. What do you do if they are not complete? Either postpone the settlement until the repairs are complete or collect a large escrow (at least 2X the estimated repair cost) and enter into an escrow agreement setting out deadlines for repair and what happens if deadlines are not met.
