Mortgage Rates Aren’t Backing Down Yet
As someone deeply engaged in Bakersfield real estate and property management, I’m keeping a close watch on the latest mortgage rate trends. Right now, rates are holding steady near 7% and could remain there through the end of the year, especially if inflation doesn’t ease enough to shift the Federal Reserve’s approach. Persistent inflation—and even a possible additional hike from the Fed—could push borrowing costs even higher, while wider spreads in mortgage-backed securities are also fueling the pressure. For those looking to buy, invest, or refinance, it’s wise to plan around today’s rates as the current norm. If inflation shows real progress and long-term yields settle, we could see some relief ahead, but for now, treating any rate drop as an unexpected bonus is the best mindset.

Homebuyers Enjoy Greater Choice as Listings Reach Six-Year High
As someone deeply involved in Bakersfield’s real estate scene, I’m seeing firsthand how today’s market is shifting in favor of buyers. Right now, there are 57.9% more home sellers than buyers nationwide—a dynamic we haven’t seen in years. Listings have climbed 3.9%, while buyer activity is up just 0.1%. Even with this increased inventory—the highest since 2020—many are still weighing their options, as elevated mortgage rates and prices continue to affect affordability. If you’re considering your next move, understanding how these numbers play out locally is key to making a confident decision. As a GRI, SFR, and SRES-designated broker, I’m committed to helping clients navigate these changing conditions.

Gen Z buyers lead every generation on affordability trade-offs
I've noticed an interesting trend among Gen Z buyers: they're showing remarkable financial flexibility when it comes to purchasing a home. Many are willing to scale back on other expenses or choose smaller properties, prioritizing homeownership over size or luxury—something I rarely see to this extent with older generations. In fact, Canadians are leading in their openness to downsizing, while British buyers tend to be more hesitant to make such compromises. As someone who’s helped clients navigate both buying and property management here in Bakersfield, I find these generational differences fascinating and a reminder that each buyer’s priorities are unique. Whether you’re considering a similar trade-off or exploring your options, understanding these trends can help you make the best decision for your situation.

California Housing Market Forecast for the Next 2 Years: 2026-2028
Looking ahead to 2026-2028, we’re seeing California’s housing market settle into a steadier rhythm, with annual price growth projected between 2.5% and 4%. For those navigating Bakersfield and similar markets, this means increased inventory and more stable mortgage rates could open up new possibilities for buyers. That said, affordability is still a real challenge—especially for first-time buyers and those seeking homes in budget-friendly neighborhoods. As a broker with experience in both sales and property management, I keep a close eye on these trends to help my clients make informed decisions in a shifting market.

Seller Concessions Reach a New US Peak
Recent trends in the US housing market are shifting the landscape for both buyers and sellers. In the rolling three-month period ending Mid-Q3, about 45% of home sales involved sellers offering concessions—the highest share for this time of year since 2020. This is up from roughly 43% one year ago, signaling that buyers are gaining more negotiating power as inventory rises and competition eases on a national scale. Concessions aren’t just about lowering the price—they often include credits for repairs, assistance with closing costs, or even mortgage-rate buydowns, providing creative ways for buyers to reduce their upfront expenses. Sellers are increasingly competing by offering these types of incentives rather than focusing solely on price cuts. Notably, around 16% of homes sold in Mid-Q3 combined a price reduction with a concession, offering buyers even more flexibility to manage their total purchase costs. As someone deeply involved in both sales and property management in Bakersfield, I see firsthand how these evolving strategies are reshaping negotiations and providing more options for those entering the market.
