"Mortgage Rates" are shifting for the better — and some “California Homeowners” are using it to “clean up debt” without blowing up their payment…

The challenge? Most don’t realize this move exists until the window’s already closed.

This short video explains how flexible loan options — like W-2, self-employed, or even ITIN — are making cash-out refis possible in 2025.

🎥 Watch now then book a call to see if the numbers make sense for you:

How homeowners are locking in cash-out savings without waiting on the Fed — using a shift Wall Street saw before the headlines hit.

The Fed finally cut rates. But the real drop?

That already happened.

Mortgage rates fell fast — days ago — because of a bond market shift most people didn’t see coming.

If this feels like déjà vu…

It is.

We saw the same setup last year. And rates bounced back just as quick.

Your monthly reminder:

Builders DON’T always have your back.
Their flashy incentives? Usually come with a catch.

3 things I’ve learned while working at a new construction tract:
1. Their lenders aren’t always your best bet.
2. “Special deals” often cost you extra.
3. You have more buying power than you realize.

Watch the video—I break it all down

Good morning! A quick update:
The bond market improved over the weekend, mainly because of easing tensions in the Middle East and falling oil prices. While oil and bonds don’t always move together, big changes in oil prices can influence bonds. Trading gains were small at first, but weaker manufacturing data from the NY Fed boosted further bond buying...

- Bond market strengthened due to less conflict in the Middle East and lower oil prices.
- Oil and bonds aren’t always linked, but oil price drops got some attention.
- Initial gains were modest until weak NY Fed Manufacturing data pushed more bond buying.

Down Payment Assistance (DPA): What’s the Catch? Is it really free money for a down payment?

- Lenders often adjust loan terms, sometimes lowering rates, to help.
- DPA programs come with eligibility requirements.
- The key is finding one that fits your needs.

Two key reports were published today: the Producer Price Index (PPI) and Consumer Sentiment (consumers' confidence in the economy). But almost zero response from the markets.

These two reports potentially can cause a stir in the market, but bonds remained stable, leaving the national 30-yr fixed rate hovering around 6.62%

Currently, the market is waiting on more data to make a move.

The good news is that our wholesale lenders offer rates lower than the national average, depending on the borrower's profile.

Feel free to call/text me with questions at (661) 703-3702.

Thanks,
Shellie

Confused about mortgage rates? You’re not alone:
