Every showing without an offer is data.

And the data is telling you something most agents don’t want to hear.

When a buyer walks through and doesn’t write, they’re not “thinking about it.”

They’ve already decided. They moved on to the next showing on their list, and they’re not circling back unless something changes. “Something” almost never means more time on market.

Here’s the quiet math:

In an average market, a home sells in roughly 30 days on about 12 showings.

That’s 3 showings a week. Every showing without an offer is one of those buyers crossing your listing off their list. After 3 weeks with no offers, you’ve burned through close to the average showing count it takes to sell a home in your zip code. After 6 weeks, you’ve shown to nearly everyone who was going to look at it.

Then the showings dry up.

Not because the home is wrong. Because the buyer pool moved on.

This is the moment most agents misdiagnose. They wait. They hope the next wave of buyers shows up. They send “the market’s just slow” texts to their seller and schedule a check-in for next week.

But Redfin’s late 2025 data shows 7 in 10 U.S. listings now sit 60+ days without going under contract. The buyers who passed don’t come back. Not
for the same listing at the same price.

What actually moves a stuck listing in this market is a system. A diagnostic to read what your showings, save rates, and buyer feedback are telling you.

A pricing strategy that doesn’t feel reactive. A relaunch plan when a full reset is the right move. And language to keep a seller on the same team as the agent instead of quietly losing confidence in you.

Comment MOVE and let’s go over your strategy to make sure your home sells timely.

I list the homes that buyers wished they’d thought twice about.

After years on the listing side, every home that struggles to sell has the same fingerprint. It’s not the kitchen. It’s not the bathrooms. It’s the location, and the seller has been quietly paying for it the entire time they owned the home.

Here’s what a location flaw actually costs you years later.

A home backing to a busy road sells for 6 to 12 percent less than equivalent homes three streets over. That gap doesn’t shrink as the market goes up. It widens.

A home in a lower-rated school district loses 8 to 12 percent of value compared to a home in a top district two miles away, even when the square footage and finishes are identical.

A home next to commercial space (warehouse, gas station, strip mall, apartment complex) sees longer days on market and lower closing prices. Lenders flag them. Appraisers dock them. Buyers negotiate harder.

A home in a flood zone, wildfire zone, or landslide zone carries insurance premiums that climb every year. By year 10, that premium can be triple what the seller originally paid.

A home on a strange lot, like a steep slope, flag lot, or no usable yard, shrinks the buyer pool by 40 to 60 percent. Smaller pool means fewer offers, longer marketing time, and lower final price.

Here’s what most buyers miss when they fall in love with the renovation.
Your kitchen will date in 8 years. The freeway behind your house will be there for the next 80. Your future buyer will not be emotionally attached the way you were. They will see the location for what it is and price accordingly.

This is the part nobody tells you when you walk into a beautifully remodeled house in the wrong spot. You aren’t just buying a home. You are buying its future resale.

Buy the location. The house can always be fixed.

House poor is real.

Your lender may approve you for $600,000, but that does not mean $600,000 should be your budget.

The payment is only the beginning.

You still have to account for:
• property taxes
• homeowners insurance
• PMI
• maintenance
• repairs
• utilities
• furniture
• landscaping
• real life

A home should give you stability, not steal your breathing room.

My advice?
Don’t buy at the top of your approval.
Buy at the top of your comfort.

The best home is not the most expensive one you can qualify for.

It’s the one that still lets you live your life after you own it.

Follow for the real math behind buying a home before you sign anything.

Most sellers leave thousands on the table before the sign ever hits the yard. Not because they’re lazy. Because nobody told them what actually moves the needle. Here’s what works. None of it expensive. All of it simple.

🏡 Pre-Listing Inspection

Spend $400 now and potentially save $5,000–$15,000 in buyer negotiations later.

Find issues before buyers do.
Fix what’s inexpensive.
Disclose what isn’t.

Buyers can’t use surprises against you if you’ve already addressed them.

🚪 Fresh Front Door Paint

A gallon of quality exterior paint is less than $100.

Freshen the front door.
Touch up the trim.
Create a clean, welcoming first impression.

✨ Pressure Wash Everything

Driveways.
Walkways.
Patios.
Siding.

A few hundred dollars can make the entire property look years newer.

🔨 Upgrade Cabinet Hardware

New pulls and k***s can instantly modernize a kitchen.

One afternoon.
A few hundred dollars.
A dramatically updated look.

🌳 Refresh the Landscaping

Fresh mulch.
Trimmed shrubs.
Clean flower beds.

A well-maintained yard signals a well-maintained home.

🧼 Clean the Carpets

Especially if you have kids or pets.

Fresh, clean flooring helps buyers focus on the home—not the odors or stains.

📦 Declutter Every Surface

Kitchen counters.
Coffee tables.
Bathroom vanities.
Nightstands.

Pack away at least half of what’s visible.

The goal is to help buyers picture their life in the home.

💡 Replace Dated Light Fixtures

Swap outdated builder-grade fixtures for modern options.

A small investment can completely change the feel of a room.

🎨 Touch Up Baseboards & Door Frames

Scuffs and chips may seem minor, but buyers notice them.

Fresh paint communicates care and maintenance.

Do these things and your listing photos look better.

Showings feel stronger.

Buyer agents notice.

Offers get more competitive.

And instead of chasing the market down, you start setting the bar.

You Won’t See These in the Photos On Zillow - And They Could Cost You

Online, that home online might look like a dream. In person? It’s a whole different story.

Here’s what to watch out for when you step through the door:

1. It hits you in the face - the scent.
Not a vibe. If it smells like someone sprayed half a bottle of Febreze, ask yourself: what are they trying to hide? Mold? Pets smells ? A recent flood?

2. One wall looks suspiciously “new.”
A single freshly painted patch = something went down. Water damage or cracks don’t show well in pics-but you’ll see the cover-up live.

3. Doors that mysteriously won’t open.
Closets. Basements. Spare rooms. If they’re locked or off-limits, that’s not just weird-it’s a sign there’s something you’re not supposed to see.

4. Windows that don’t open (or weren’t meant to). Photos don’t show functionality. But jammed, sealed, or stuck windows? That’s a red flag for moisture damage-or worse.

5. Floors that feel wobbly, soft, or uneven.
You’ll never catch this in a glam photo shoot, but your feet don’t lie. If the floor feels unstable, there might be deeper issues underneath.

6. A flawless lawn... with no drainage in sight.
Too much mulch, soggy patches, or water stains around the house? That’s poor grading or hidden water problems waiting to happen.

Real talk: A showing isn’t just about falling in love with the vibe.

It’s about spotting the pitfalls that didn’t make the listing details. And that’s where a sharp-eyed agent makes all the difference.

If you’re serious about buying, You came to the right place and help is here to help you spot what others miss without my experience.

Start your home search before summer hits.

More buyers usually jump in once school is out, which can mean more competition, faster decisions, and less room to negotiate.

Starting now gives you time to:
✔ Get pre-approved
✔ Learn the market
✔ Tour without rushing
✔ Make a stronger offer
✔ Be settled before summer plans take over

The right home doesn’t usually wait for the perfect timing — but the right strategy can put you ahead of the crowd.

Thinking about buying? Start now, so you’re ready when the right one shows up.

Selling a home in today’s market takes more than putting a sign in the yard and hoping the right buyer shows up.

My listings are positioned to sell with strategy, presentation, pricing, and marketing designed to attract serious buyers from day one.

When you work with me as your listing agent, you’re getting:

• Strategic pricing based on real market data — not guesswork
• Marketing that reaches out online where buyers are actually looking
• Professional presentation that helps your home stand out from the competition
• Guidance on what upgrades, staging, and prep actually matter before listing
• Strong negotiation skills focused on protecting your bottom line
• Consistent communication so you always know what’s happening behind the scenes
• A full plan designed around timing, buyer psychology, and market conditions

My houses don’t sit in this market — because they’re positioned to sell.

Because selling a home isn’t about luck. It’s about strategy, exposure, and ex*****on utilizing a local realtor who knows your neighborhood and our community well.

DM or comment HOME to get a consultation set up to talk about the required strategies to sell your home in any market!
