Getting your mortgage documents organized before you apply can cut weeks off your timeline — and reduce the back-and-forth with your lender.

I put together a complete checklist covering the three most common borrower types:

✅ W-2 / traditionally employed — paystubs, W-2s, tax returns, asset statements
✅ Self-employed — everything above, plus 2 years of business + personal returns, YTD P&L, and business bank statements. (The income calculation piece trips people up — your net taxable income after write-offs is what the underwriter uses.)
✅ VA loan borrowers — standard docs plus Certificate of Eligibility and DD-214

This week's rates just moved after a hotter-than-expected jobs report. Here's where things stand:

30-Yr Fixed: 6.25% (APR 6.32%)
15-Yr Fixed: 5.625%
VA 30-Yr: 5.75%
FHA 30-Yr: 5.75%

What happened: Payrolls bounced back stronger than expected, pushing rates up a few basis points. The silver lining — wage growth slowed. That gives the Fed room to stay patient rather than hike rates. Bottom line: rate certainty beats gambling on a drop that may not come.

Rates ticked up slightly this week after this morning's jobs report came in stronger than expected. Payrolls bounced back hot after February's dip — that pushed rates up a few basis points. But here's the real story: wage growth slowed. That gives the Fed room to stay patient rather than hike.

Where rates landed this week:
• 30-Year Fixed: 6.25% (APR 6.32%)
• 15-Year Fixed: 5.625% (APR 5.725%)
• VA 30-Year: 5.75%
• FHA 30-Year: 5.75%

The Fed isn't moving rates anytime soon. For buyers sitting on the fence, that means locking in now gives certainty — not a gamble on a drop that may not come anytime soon.
