🔑 16,234 active listings. 5,125 pending. Activity Index at 23.99%. Months of inventory across Central Texas ranges from 3.44 to 11.00, with Austin-Area at 5.7. Median sold price is $440K, avg is $589K. We’re down 20% from the May 2022 peak. Homes averaging 82 days on market, 48% of actives have had a price cut, and sold-to-list is 97.68%.

🌱 Through May 3rd, new listings are down 4.2% YoY but pending contracts are UP 2.8%. Absorption improved to 0.84. Buyer demand is quietly outpacing supply heading into peak season.

💡 Austin’s HOME initiative is delivering. New ABoR data shows HOME-enabled homes are selling at a median of $750K vs. $1.58M for traditional new construction. That’s 53% lower, at a median 1,693 sqft with 3 bedrooms. Attainable housing at real family-scale. Progress.

💸 Nationally, seller profit margins dropped to 44.1% in Q1 2026, the lowest since early 2021 and well off the 63.5% peak from Q2 2022. Foreclosures also rising, up 26% YoY. A shifting market is a normal market, not a crash.

🎸 ACL Fest generated $557.8M in economic impact in 2025, up 4.3% from 2024, with 75,000+ attendees per day. Biggest annual event in the region and yes, still worth the Zilker Park closure debate every single year.

🌶️ The option period is the best money you will spend in the entire home buying process!!

5–10 days. Inspect. Walk for any reason. Full earnest money returned if you walk.

That means if your inspector finds the HVAC is 18 years old, you negotiate. If the foundation report comes back with movement, you negotiate or leave. If you just get a bad feeling about the neighbors — you can leave. No explanation required.

The fee ($100–500 typically) goes to the seller and you don’t get it back either way. But your earnest money — the real money, usually 1% of purchase price — is completely protected until that option period ends.

An example of things I have negotiated include a new roof, 20k price reduction, closing costs covered, rate buy down, repairs to be done by seller, and seller credits. The option period is the time shine ✨

TLDR; On a $500K home that’s $5,000 sitting safe while you make sure you actually want the house. Worth every penny of the option fee. 🪙

🌵 817 new homes coming to Bastrop at Stonebrush, mid-$300Ks to mid-$400Ks with pool, bathhouse, and trails. First homes in 2028. With SpaceX expanding its 1.1M sq ft campus nearby, this corridor is one to watch.

🎓 ACC paid $130.5M for the 560K sq ft Bergstrom Tech Center on Burleson Rd for SE Austin workforce training, saving an estimated $100M over building new.

🔥 Black’s BBQ, Texas’ oldest founded in 1932, purchased the former Trudy’s at 409 W. 30th St. near UT for a permanent Austin home. Guadalupe location stays open during the move.

🍹 Modern Bar opened April 10 on Rainey St with craft cocktails including a Taqueria Margarita with mezcal, avocado + serrano. The Grille opened April 14 in Lakeway with rotating seasonal Texas ingredients and Gulf Coast seafood. Haji Moto celebrated its grand opening in Georgetown this week with house-made ramen and beef tallow karaage.

🏠 It’s tax week and homeownership pays off: mortgage interest and property taxes may be deductible, you can exclude up to $250K in capital gains when you sell ($500K if married), home office expenses may qualify, and energy-efficient upgrades can earn federal tax credits.

📋 Travis County property tax protest deadline is May 15. Texas has the 7th highest property taxes in the country and it’s FREE to file. The Appraisal Review Board cannot raise your value at a hearing. If you bought in the past year, your sale price is strong evidence. Services like Ownwell do it on contingency. Also make sure you have your homestead exemption, which knocks $140K off your taxable value.

📊 Austin’s March market strongly favors buyers: median list price dropped 8.4% YoY to $572,450, homes sat 47 days on market, and 20.6% of listings had price cuts vs 16.3% nationally. Homes priced right still sold faster than the national average of 57 days.

🏘️ Six Austin-area communities sold new homes under $250K in 2025, including Prairie Lakes from $233,990 and Waterstone from $214,490. Developers say those deals required cheap land struck years ago and are nearly impossible to replicate now at $7,900+ per acre.

🌆 Georgetown is getting TWO massive new communities: Rock Bluff Ranch (2,375 homes) and Yearwood (1,894 homes) with lakes, trails, parks, and a new GISD elementary school.

🌶️ Austin’s iconic Chili’s at 45th & Lamar has been listed for sale along with the neighboring Starbucks lot, but CBRE says both tenants are expected to stay long term.

A group of .atx agents joined forces with for a volunteer day at Safe in Austin.

If you haven’t heard of them, Safe in Austin is a nonprofit rescue ranch right here in our backyard with a mission as beautiful as it sounds: rescue animals, rescuing children.

They provide a sanctuary for over 200 rescued animals across 17 different species, most of whom were their last resort, and they invite children who have survived abuse, trauma, or have special needs to heal alongside those animals. Their motto: Every creature here, human and animal alike, deserves unconditional love.

Realtor.com chief economist Danielle Hale says the mid-April window lets sellers benefit from seasonal pricing advantages while the market feels more approachable to buyers. 🏘️ Ash Creek Homes' Drew Lane near Slaughter & Menchaca is bringing 28 craftsman-style homes from the HIGH $300Ks — over $200K below the avg new build in that zip. Built under Austin's new HOME ordinance, they doubled density from 16 to 28 homes on just 2.4 acres, preserving mature oak trees and including full yard care.
