Yesterday was a very special day for my dear, dear friend that closed on the purchase of her new home. This is her 3rd home to own in this neighborhood, which tells you just how amazing it is. 15 mins to DT Austin, and just 10 mins to Zilker and all that South Austin has to offer. I continue to be grateful for not only our friendship, but her continued trust in me with the home buying process. Cheers to beautiful memories being made!!

Another set of first time home buyers under contract!

This Manor charmer is completely renovated, meaning it’s virtually turn key and stress free! Pending inspections today, my sweet buyers will be closing at the beginning of May. YAY!

The good, bad, and the ugly of real estate.

Sadly my client made the difficult decision to terminate the contract on this home in Buda. After several inspections, it was found it needed a new roof, new water heater, extensive siding repair, and numerous other issues with deferred maintenance. The seller was not willing to budge on anything…no repairs and no concessions, and wanted top market dollar. If my client had moved forward, it would have been an absolute money pit. And with my client being a first time home buyer, this home gave me massive pause.

I feel so badly for my client. Hundreds of dollars spent on multiple inspections and bids, visions of how she was going to make this house a home, and an emotional attachment to something that didn’t pan out.

This is what most REALTORS don’t share: when things don’t go as planned. But I’m here to tell you real estate transactions can be very, very hard. And heartbreaking.

So back to the drawing board we go. We will find her an even better home with fewer “warts”. This is a blessing!
