Here's where I do my best client thinking โ€” headphones on, body moving, phone away. It's not a productivity hack. It's how I make sure that when something hard hits during a transaction, I'm responding from clarity instead of cortisol.
Which brings me to tip #2 โ€” and this one applies to whoever you choose as your agent, not just me:
Watch how your agent behaves when something goes wrong. Not when it's going right.
Anyone can look great when the offer is accepted, the inspection is clean, and the appraisal comes in over. That's the easy part of the job.
The agent you actually want is the one who:
โœ“ Doesn't text you in a panic when the lender goes quiet.
โœ“ Doesn't bury the bad news from the inspection report.
โœ“ Doesn't make you feel like you're the problem when you ask the same question twice.
โœ“ Doesn't add their stress to yours.
Buying or selling a home is one of the most emotional financial decisions you'll ever make. You deserve to walk through it with someone who has their own nervous system handled โ€” so they can hold space for yours.
That $1M closing didn't survive because I'm a magician. It survived because when the buyer walked at 4pm on a Friday, I went and got my head right before I touched anyone's decision. Three hours later I had a plan. By Saturday morning, the sellers had a backup contract.
Calm is a strategy. Not a personality trait.

I'm sitting in my car after wrapping up the $1M closing y'all watched me celebrate last week, and I keep thinking about the moment on Friday afternoon when the whole thing almost fell apart.
If you've never bought or sold a house, here's the part nobody warns you about:
Real estate is 10% paperwork and 90% emotion.
The inspection that finds a thing. The lender who calls at 4:55pm. The buyer who gets cold feet. The seller who suddenly remembers their grandma's china cabinet. There is always a moment.
And in that moment, the most expensive mistake you can make isn't a financial one. It's an emotional one. Reacting too fast. Saying yes when you should sleep on it. Walking away from a deal that could have been saved.
So here's my one tip for the day, whether you're buying your first place or selling the home you raised your kids in:
Build a 24-hour rule into your transaction.
When something rattles you mid-deal โ€” and something will โ€” you tell your agent: "I need 24 hours before I respond." That's it. One sentence. Most things that feel like emergencies at 5pm Friday look completely different by Saturday morning.
The deals that close are rarely the ones with no problems. They're the ones where the people involved had the space to think clearly when it mattered.

APRIL 2026 โ€” closing day on a $1M listing that almost didn't happen.
The sellers had been told their pricing strategy was "fine." It wasn't.
