Just helped a client secure a lease at $2,200 on a property that was listed at $2,495 after just 4 days on the market.

Before submitting an offer, I ran rental comps for the area to understand where the market actually supported the price. The data showed the appropriate range was around $2,200 with a washer and dryer included.

That’s exactly what we requested, and the lease was approved and finalized shortly after.
