New MLS rule took effect September 8, and it's a big one for Sellers 👀

If your home didn't sell, this could change your next move.

When a home sits on the market for months, buyers start to wonder why. Now the MLS reset window for cumulative days on market has dropped from 90 to 30 days.

That means a stale listing can relaunch with a fresh market clock in a third of the time.

If your home has been off-market 30+ days, it may already qualify.

Just helped a client secure a lease at $2,200 on a property that was listed at $2,495 after just 4 days on the market.

Before submitting an offer, I ran rental comps for the area to understand where the market actually supported the price. The data showed the appropriate range was around $2,200 with a washer and dryer included.

That’s exactly what we requested, and the lease was approved and finalized shortly after.

Moments like this are a good reminder that real estate isn’t just about submitting offers. It’s about doing the homework first, so clients have the best possible outcome.
