Real Estate Team Leaders: Do you track your contact to appointment rate? This is the number that actually shows you whether an agent can turn a live conversation into a booked appointment and sadly most teams never look at it.

That number is pure skill because it’s not about lead quality or market conditions, it’s about what the agent says once someone actually picks up the phone.

Once you can see it for each agent individually, coaching stops being generic and you’re no longer telling everyone to just try harder, you’re showing one specific agent exactly what to say differently to get that appointment booked.

Remember this: If you can’t see it you can’t fix it, and you can’t coach what you’re not measuring.

I teach how to track these numbers and coach from them inside my new online community for real estate professionals. Comment MODEL below and I’ll send you the link, it’s free to join.

Plenty of teams coach. They do weekly meetings, role play, feedback on calls. All that is useful and good habits but coaching and accountability are not the same thing.

Sadly most teams stop right at coaching.

Coaching tells someone what to do differently. Enforcement is what happens when they don't do it. Without that second part, coaching turns into a suggestion, one that's easy to nod along to and just as easy to ignore.

Remember this: What gets inspected gets improved and what gets ignored gets repeated, week after week, by the same people, in the same way.

I broke all of this down inside my community and I teach enforcement mechanisms I use that will change your teams output. Comment MODEL below and I'll send you free access.

Most teams don’t have standards. They have vibes.

Agents wing every call because nobody ever wrote down what a good call actually sounds like. Follow up happens whenever someone remembers, if they remember. Conversations go however the agent feels that day.

That works fine at five transactions a month. It falls apart once you’re trying to grow, because now you’re relying on ten different agents to guess the same way, and they never do.

You can’t scale a standard that only exists in your head. If you can’t write it down and hand it to a brand new agent on day one, it’s not a standard, it’s just what worked for you personally.

That’s why I built The Real Estate Enterprise Model, my new online community for real estate professionals. It’s free to join.

The difference between an agent who sells 3 to 5 homes a year and one who sells 60 isn't talent. It isn't hustle either.

The agent selling 3 to 5 IS the business. Every lead, every showing, every follow up goes through one person's calendar. So the business can only grow as far as that person can stretch.

The agent selling 60 built a model. A team, systems, and clear roles, so the business doesn't depend on one person doing everything.
Same market. Same 24 hours in a day. Different model.

That's why I built The Real Estate Enterprise Model. It's a free community on Skool where I lay out the four stages of growth in real estate, so you can focus on what matters for where you are today and build what comes next.

Training, systems, resources, and live classes every week.

You're not bad at sales. You're fishing in the wrong pond.

Most teams think slow growth means they need more leads. So they spend more on ads, buy more lists, chase more volume every single month.

A few months into that and the same problems are still there, just louder. Contact rates drop because the team can't keep up with the extra volume. Fewer of those contacts turn into booked appointments. Opportunity leaks out the side the whole time, and nobody's tracking where it went.

More leads doesn't fix a leak. It just pours more water into the same hole.

You don't need more leads. You need to find exactly where you're leaking and close it. That's the whole model.

Most agents try to solve every problem with the same answer: More leads. More hours. More hustle. But every business has a stage. And each stage requires a different strategy.

Stage 1: Produce
Stage 2: Build the Team
Stage 3: Run the Business
Stage 4: Scale the Model

The mistake is trying to solve a Stage 3 problem with Stage 1 answers.

I built the Real Estate Enterprise Model to help agents identify where they are, understand what comes next, and build the systems to get there.

The full training library, resources, tools, and live sessions are inside the community.

In my early days as an agent, I had no idea who to call, what to say on the phone, or what to say in person to turn a total stranger into a client sitting at the closing table.

I was doing everything wrong and I didn't even know it. So I asked the obvious question first, how do I get more leads. More ads, more lists, more volume.
Then I flipped it completely. Instead of how do we get more leads, I started asking why we were wasting the ones we already had.

That one shift changed everything. I went from barely closing anything to closing six, seven, eight, nine, ten transactions a month, with the same leads I already had coming in.
The problem was never opportunity. It was ex*****on.

I broke down exactly how inside my community. Comment MODEL below and I'll send it over.

I got accepted to UT… and chose Texas State. 🐾

And I wouldn’t change it.

Looking forward to going to this one with Travis Deming because he made the same decision I did. We both had the chance to be Longhorns and decided the Bobcat life was more our speed. 😂

Our wives, on the other hand, clearly have questionable judgment and will be rocking Texas gear. 🤘😂

And I’m just going to say it… Texas State guys have always gotten the best looking AND smartest girls. Just look at Amanda Watters 🎬 .. i mean come on.. It’s not even close. 😏

Also, give me a Bobcat salesman or marketer against a Longhorn any day. The Bobcats will outwork you, outsell you, and outmarket you...just facts. 🐾

Now before everybody gets too worked up, I love both schools. I’ll be wearing my Bobcat swag, but I’ve got nothing but respect for what Texas has built.

My prediction? Texas wins this one 38-22. 🤘

I’m excited to watch the Texas State program keep leveling up. When I was there, the school had just over 30,000 students. Now it’s pushing toward 50,000+. That kind of growth is insane.

Texas probably has about 1,000x the money 😂… but don’t get too comfortable.

The Bobcats are getting bigger. Better. More competitive. And one of these days, Texas State is going to walk into a game with Texas and beat them.

And when that day comes… I’ll be talking an unbelievable amount of smack!!. 😂🐾

Eat ’Em Up, Cats. 🐾
