Dealing with obnoxiously high property taxes in Central Texas?

Want to lower them?

Well, at Gilded Lily Homes, we’ve been real estate investing in Central Texas for quite some time now. And we’ve learned a thing or two about lowering property taxes.

So we thought we’d share some tips!

Request Your Property Tax Card — The first step to lowering your property tax bill is to visit the local assessor’s office and request a property tax card. This card will provide information about the property’s most recent assessment. If there are discrepancies, make sure to address those.

Review Comparable Homes — It’s not just information about your property that’s available at the local town hall… information about all the neighbors’ homes is also available. Look at the assessment information for comparable properties and use that information to appeal and negotiate lower rates for yourself.

Walk The Home With The Assessor — Many people leave their home when the assessor walks it. But that’s a mistake… because it provides the opportunity to point out certain things that need to be repaired in order to lower the value estimate of the property. On their own, the assessor might just notice all of the good stuff.

Consider Exemptions — In many cases, it’s possible to get property taxes lowered in certain circumstances - senior citizen, veteran, certain disabilities, or ownership of agricultural properties. Make sure to review possible exemptions before taking property taxes at face value!

Hope that helps!

And if you want to skip the ongoing property taxes and sell your house as-is for a fair cash price, give us a call at 512-229-0095. We can make you an offer within 48 hours!

Have a house that needs to be cleared of trash and junk? Not sure what to do about it?

Here are your options…

Clean It Yourself — This is definitely the most time-intensive option. But if you love the property and don’t have the budget to pay for cleaning services, then you’ll have to put in some of your own elbow grease. Set aside a weekend to clean up as much as possible, invite friends and family to help (ask them to bring their trucks), assign some people to load the trucks and others to take trash to the local dump, buy pizza for everyone who helped, and it’ll probably be surprising how much can get done in a day. Do it again and again until all the trash is gone.

Hire a Cleaning Service — If there’s more money available than time and the plan is to keep the property, then consider hiring a professional cleaning service. Just go to homeadvisor.com/cost/cleaning-services/ and type in the property’s zip code to get estimates. They will bring their own trucks and leave your property trash-free. The average cost is $50 to $90 per hour.

Sell Your House For Cash — If you don’t want to worry about cleaning out your property or fixing it up… if it’s more work than it’s worth or is actually do-able, you can sell the property as-is to us for cash. Feel free to call us at 512-229-0095.

Need to hit a very specific closing date on the sale of your home in Central Texas?

At Gilded Lily Homes, we can’t tell you how many people we’ve met who’ve had to eat double mortgage payments while they waited for the property to sell in the old neighborhood after moving…

… or people who’ve sold their home too quickly and had to stay in a hotel for several months before finding somewhere else to live.

Closing dates can be a nightmare.

Especially since a buyer can back out at any point during the process.

Whether the move is for a job, for family, or for something else… coordinating closing dates between the property you’re selling and the property you’re buying can be a real pain in the butt.

But what if there was another option?

What if it was possible to CHOOSE the closing date for the sale of your property?

Then it would be easy to perfectly coordinate when payment would be received for the home being sold, what the move date would be, and when it would be possible to close on that new home.

And that’s what we offer home sellers at Gilded Lily Homes.

We can buy your house as-is for cash… and YOU pick the closing date.

We can make a fair cash offer within 48 hours and we can close in as little as two weeks.

Give us a call at 512-229-0095 to learn more!

At Gilded Lily Homes, we buy properties as-is for cash in Central Texas.

We can even close in as little as two weeks — the seller picks the closing date and we pay all closing costs!

And we’ve helped TONS of people in Central Texas to get a fast and fair offer for their homes.

Primarily, we buy properties that are in a condition where it’s difficult to sell them to traditional buyers on the MLS — outdated properties with a lot of repairs to be done, for instance.

But one of the most common questions often asked is…

“Why do you want to buy a property that’s not in good condition?”

That’s a fair question.

And to answer it, you have to understand our business model.

We buy homes that need some work from sellers who don’t want to hassle with fixing them up themselves. We then fix those properties up to current market standards so that we can either sell them for a profit or rent them for some cash flow.

Of course, there are a lot of risks involved in buying and fixing up properties.

But we’ve been investing in Central Texas for quite some time and we’re confident in our abilities. :)

So.

THAT’S how we’re able to give people a fair price for their off-market properties.

Hope that gives you a little more clarity as to what we do and how we do it!

If you want to see what your cash offer would be, give us a call at 512-229-0095 — we can make you an offer within 48 hours and close in as little as two weeks!

Struggling to sell your home?

Well, curb appeal might be the ingredient you’re missing. Curb appeal is just what it sounds like… it’s the perspective that prospective buyers get when driving by your house or viewing it from the curb.

And just like first impressions, curb appeal is critical for garnering buyer attention and selling quickly for top dollar.

So… is YOUR curb appealing?

At Gilded Lily Homes, we’ve been helping people sell their homes for quite some time in Central Texas, and here are some of the most common mistakes that home-sellers make when it comes to curb appeal…

Car in The Driveway — Having a car in the driveway signals that someone is home. Most buyers prefer some privacy while perusing a property. It also makes it difficult for the prospective buyer to imagine it as being THEIR home… since someone else’s car is in the driveway.

Bad Paint Job — Obviously, a fresh coat of paint is a high priority to help make a good first impression. To buyers, peeling paint feels like a sign that the home hasn’t been taken care of properly.

Poorly Kept Lawn — The lawn is one of the keys to creating great curb appeal. A well-kept yard indicates that a property has been well-cared for and it also increases the overall desirability of the home.

Hope that helps!

But if you’d rather just skip the hassle of creating good curb appeal, then give us a call at 512-229-0095 and we’ll make you a fair cash offer on your home (we’ll buy it as-is and we can close in as little as two weeks!).

Want to pay less in bills toward your property this month… and next month?

Whether you have tenants in it or not, here are 5 ways that you can reduce your monthly bills on a property that you own (and estimated monthly savings).

Refinance ($100+ per/month) — Refinancing your loan is one of the best ways to save. If you really want lower monthly payments and don’t care about paying more to interest over the life of the loan, then you can refinance to a longer-term loan. Or, if you have good credit, you can refinance to get a better interest rate.

Eliminate Mortgage Insurance ($100 - $200/month) — If you have 20% or more equity on your house and good credit, you might be able to cancel your mortgage insurance. It’s definitely worth asking your lender if that would be an option for you.

Rent Out Part Of Your Home ($300+/month) — Looking to downsize? Why not rent out some of that extra space instead? In today’s world, you can even rent out a bedroom to digital nomads, students, or seasonal visitors.

Try Out An App Like Truebill ($100/year) — If you don’t have tenants who are paying for monthly services, you might consider using Truebill, which is an app that can negotiate with your house’s service providers to decrease your annual bills by $100 or more per year.

Programmable Thermostat (10%-30% of energy bill) — Purchasing a programmable thermostat can help you save on energy bills every month so you’re not running the heat or AC when you don’t need to be.

Or if the house you own is more hassle than all this is worth and you’d rather sell it for cash, give us a call at 512-229-0095 and we’ll make you a fair offer within the next 48 hours.

Having a rental property can be a great way to create passive income, build equity, and invest in your long-term wealth.

But how do you prepare a property to be a rental?

At Gilded Lily Homes, we’ve spent quite a long time investing in real estate in Central Texas... so we thought we’d drop by with some tips.

Here’s what’s recommended for preparing your property to be a rental.

Inspect & Repair — The first thing to be done is to inspect the property for problems and make the necessary repairs. As a landlord, you’ll be largely responsible for the safety of the tenants as it relates to the quality of the home being rented. So don’t skimp on the repairs.

Clean — Obviously, the property must be thoroughly cleaned if it’s going to be rented out. People won’t want to live in a dirty place. So, make it as sparkly clean as possible before it’s time to start showing it.

Notify Insurance — It will be necessary to let the mortgage and insurance companies know what the new use of the property is going to be. It’s also important to get landlord insurance.

Determine Price — How much should the charge per month be for the rental property? You can determine how much it’s fair to charge by looking at demand, market conditions, and other similar properties that are being rented out in the area. Try to charge enough that there’s a little bit of income every month but stay competitive.

Screen Tenants — It’s better to let a property sit unoccupied for a couple of months than it is to have your property destroyed by bad tenants. So take the time necessary to find the right tenants for your property.

Hope that helps!

Oh — and if you want to get a fair cash offer on your property, give us a call at 512-229-0095. We can pay all closing costs and close in as little as two weeks!

At Gilded Lily Homes, we’re a team of real estate investors that buy and sell homes in Central Texas.

More specifically, we can buy YOUR HOME as-is for a fair cash price.

BUT…

One of the most common questions we get from home sellers like yourself is… “How do I know your offer is actually fair?”

That’s a fair question.

Heck, it’s a question we expect to get.

And so we thought we’d stop by and give you a little more insight into how we calculate our offers for home sellers like yourself. :)

Here’s what we consider…

Cost of Repairs — This is the amount of money we’ll have to put into the home to list it on the market and resell it. More repairs mean a lower offer price might be necessary. Fewer repairs generally mean a higher offer price.

ARV — This stands for After Repair Value. It’s the amount of money the house is expected to sell for after repairing it. This isn’t guesswork, though. Our office runs comps just like a real estate agent would.

Holding Costs — This is the amount it takes to pay for “holding” the property before it sells (interest, property taxes, utilities, etc.) or rents.

Cleaning Costs — This is the amount of money it’ll cost to clean the property. The cleaner the house already is, the less it’ll cost to have it cleaned it!

That’s how it’s done.

Wondering what you need to fix up before selling your home? 🏠

Well, before you pick up the hammer, here are 5 renovations that RARELY give you a healthy return on your investment. Beware...

1. Plumbing Or HVAC — Buyers only really care about what they can see, so unnecessarily upgrading to PEX when you have functional plumbing or upgrading an HVAC unit that has been serviced and already works is probably going to cost you more money than it’s worth.

2. Bathrooms — According to Bankrate, most sellers who update their bathrooms only make back about half of what they spend. We’d recommend deep-cleaning instead and only replacing what absolutely must be replaced. It’s never a bad idea to re-caulk and install a new shower curtain.

3. New Windows, Carpet, & Floors — Before you go replacing something, ask yourself, “Can I just clean it or polish it instead?” Usually, you can. Good thing, too. Because new floors usually cost more than they’re worth, new windows are silly unless your current windows are single pane or the seals have failed, and most buyers will put their own carpet in anyways.

4. Knocking Down Walls — You might reconsider knocking that wall down. It’s often less important to have a big living room or master bedroom and more important (for re-sale value, at least) to have multiple bedrooms.

5. Replacing a Bathtub With a Gorgeous Walk-In Shower — It’s extremely unlikely that this will make you money. Extravagant renovations rarely pay off (many buyers prefer functional and clean over extravagant). Plus, if any potential buyers have kids, then they probably would have preferred the bathtub, anyways.

Instead of spending time and money on the above renovations, try a fresh paint job, professional photos, a mowed lawn, and a sparkly clean interior — you’ll be shocked at what those things can do.

Or if this whole thing is too much hassle, give us a call at 512-229-0095 we buy properties for cash, as is.

Not sure how much to charge for a rental property?

The number chosen is an important one — it’ll determine how easy it is to find tenants and keep tenants.

The price needs to be competitive.

It also needs to cover all of the costs associated with the property.

At Gilded Lily Homes, we’ve bought, flipped, and rented out a lot of properties in Central Texas over the years. And we thought we’d take a moment to share some of the most important factors to consider when setting a rental price.

Here they are!

Competition — This is the most important thing to understand when determining the rental price of your property: what does the competition look like? If there are nicer homes that cost less, then it’s going to make finding tenants difficult. But if you charge too little, then that might attract low-quality tenants. Understand where a particular property falls along market lines.

The 2% Guideline — The 2% guideline states that a rental’s monthly rate should be about 2% of the value of the property. So a $100,000 home would rent for $2,000 per month and a $250,000 home would rent for $5,000 per month. But this is just a guideline… not a hard and fast rule.

Location — Is the rental in a highly desirable area? Or is it in a less desirable area? How much demand is there for the particular type of property? More demand means a higher rental price.

Amenities — What amenities does your property have that add to its perceived value? A pool? Parks nearby? A good school across the street? Anything else? Make sure to mention amenities in the marketing!

Hope that helps!

Need to move for work?

Lots of people are having to do that these days.

But one of the most difficult parts of moving for work is selling your home at the RIGHT TIME.

Sell too soon and there’s not going to be anywhere to live before the new job starts. Sell too late and there’s the worry of paying double mortgage payments after the move is complete.

It’s a pain.

And a lot of people just put up with it.

But what if you could CHOOSE your closing date?

What if you could get CASH for your house?

What if it was possible to just sell AS-IS?

Well, IT IS!

That’s what we do for people at Gilded Lily Homes.

Within 48 hours, we can make you a fair cash offer. You can choose your closing date (as little as two weeks). And you don’t have to do ANY repairs or cleaning to sell to us. We’ll take care of everything.

Sounds awesome?

Is your home jam-packed with projects that need to get done?

We know what that’s like.

The floor needs repaired, windows need replaced, there’s water damage in the bathroom, and the grass is turning more and more grey every year.

When falling behind on projects… things can get overwhelming.

And then where does one even know where to start.

Much less are the funds even available to tackle all of the projects at once.

But don’t get discouraged.

You’d be surprised at how often this happens.

At Gilded Lily Homes, we’ve helped a lot of homeowners in Central Texas who’d fallen far behind on their home’s maintenance for one reason or another — some of them were disabled, some simply didn’t have the budget to make the repairs, and some only found the damage once it was too late.

Everyone’s situation is different.

But one thing is the same: these people have always been excited to sell so that they could move somewhere else that feels more like a home should feel.

Because home should be somewhere to feel safe and comfortable… not somewhere that nags at you with its laundry list of projects and repairs that either can’t be done DIY or are too much to pay someone else to do.

It’s not always easy.

But it often brings these homeowners a lot of joy when they sell their home that’s in disrepair fast for cash and use that cash to buy a better home.

If you’d like to get a fair cash offer for your home and sell it AS-IS, then give us a call at 512-229-0095. We can close in as little as two weeks and we’ll even pay all closing costs.
