An overlay is an additional requirement that a mortgage lender has in addition to Federal guidelines... everything isn't an overlay.
For example, VA doesn't have a credit score requirement so, one may assume they can get a loan with a 550 credit score with no problem and if the lender says no someone will suggest..."That's just that bank's overlay"
That's not exactly how an overlay works.
Most likely it was not an overlay, it was the complete credit profile that didn't fall in line with the VA guidelines as to why that borrower couldn't get an approval with that 550 score.
When automated underwriting is ran on that borrower's file other things were also picked up such as late payments, lack of income, lack of assets, too many collection accounts, defaulted government loans (student loans), etc.
The good news is that if you have any of those problems I will work with you to get those rectified in a timely manner so that we can get you qualified and in your dream home!
