As we move toward the 4th quarter, sellers need to understand something important:

Overpricing your home is NOT a marketing strategy.

Don’t let someone walk into your home, tell you an unrealistic number simply to win the listing, and sell you a pipe dream. A home that enters the market overpriced can lose valuable momentum, sit longer, require price reductions, and ultimately cost you negotiating leverage.

And your home’s value is about much more than price per square foot.

Where is it located within the neighborhood? Is it on a premium street or lot? Is there a power line nearby? A sewer line or easement? A pond? Is the property on a hill? What is behind it? How does it compare in condition, upgrades, floor plan, lot, location and buyer appeal to the homes that actually SOLD?

All of those factors can affect value.

You can absolutely make money when you sell your home, but you cannot allow emotion to determine the strategy.

Education can change the trajectory of a life, a family, and ultimately an entire community. I want to do more than talk about creating opportunities, I want to help create them.

Beginning in 2027, we plan to award three students $5,000 each, for a total of $15,000 in scholarships, to help deserving students pursue their educational goals.

We are looking for students who demonstrate determination, leadership, community involvement, financial need, and a genuine commitment to building a better future.
