Where does your payment go furthest in metro Atlanta?

Same question, 13 counties, September numbers. The median price tells you what homes cost. The monthly payment tells you what they actually cost to own.

Forsyth's $570K median runs about $3,157/month. Clayton's $227,500 median runs about $1,260/month. Same metro, very different math.

Which county surprises you most? 👇

Nearly three out of four Atlanta-area home sales included a seller concession in August.

That doesn’t mean every buyer automatically receives a discount—or that every seller needs to offer one. It does mean that the terms of a sale are playing a much larger role in today’s market.

A concession might help with closing costs, repairs or a mortgage-rate buydown. Depending on the buyer and the property, that can sometimes be more meaningful than another reduction in the purchase price.

For sellers, pricing remains important—but so does knowing where you may have flexibility if the right buyer comes along.

For buyers, the purchase price is only one part of the negotiation. How the offer is structured matters too.

There’s been a lot of conversation lately about slower buyer activity across Metro Atlanta. The August numbers add some interesting context.

Pending sales were down 10.3% compared with August 2025, but other indicators were much steadier. Showings per listing were essentially unchanged from a year ago, median days on market actually improved slightly, and the percentage of listings with price reductions declined.

So, buyers haven’t necessarily stopped looking. Fewer appear to be making the decision to move forward.

That distinction matters.

For sellers, attracting attention is only part of the equation. Pricing, presentation, positioning and understanding the competition all play a role in turning that attention into an offer.

For buyers, interest rates and affordability continue to factor into the decision of when—and whether—to make a move.

As we move further into the fall market, I’ll be watching closely to see whether September activity continues the trend we began seeing in August.

Metro Atlanta’s housing market is offering buyers more choices—but the amount of leverage depends heavily on the type of property.

As of August, the market had approximately:

🏠 4.5 months of single-family inventory
🏘️ 6.0 months of townhome inventory
🏢 9.3 months of condo inventory
📊 5.0 months across all residential property types

Months of supply estimates how long the available inventory would take to sell at the current pace if no additional homes were listed. Generally, higher supply creates more competition among sellers and gives buyers greater negotiating room.

The takeaway: Metro Atlanta is moving toward a more balanced overall market, but single-family homes, townhomes and condos are experiencing distinctly different conditions.

For buyers, that may create opportunities to negotiate depending on the property type and location. For sellers, pricing and positioning correctly from the beginning have become increasingly important.

Real estate is local—and sometimes the biggest differences are not between counties, but between property types.

If you would like to know what the numbers look like in your particular area, feel free to reach out.

JUST LISTED | 2730 Millwood Court, Decatur 🏡

I’m excited to bring this beautifully renovated mid-century-style ranch to market in Decatur’s Country Squire/Pangborn community.

Renovated in 2022, this 4-bedroom, 3.5-bath home combines the character you want in an established Decatur neighborhood with an open, updated interior designed for today’s lifestyle.

Some of my favorite features:
• A standout kitchen with an oversized 6-seat breakfast bar, quartz countertops and walk-in pantry
• Spanish & Mediterranean-inspired tile and original hardwood floors
• Private primary suite with custom closet built-ins and spa-like bath
• Flexible bedroom layout including both Jack-and-Jill and ensuite accommodations
• Rocking-chair front porch and professionally landscaped yard
• Flat, enclosed backyard and patio made for entertaining, pets and play

And the location is hard to beat — tucked away on a quiet cul-de-sac while still convenient to Downtown Decatur, Intown Atlanta, I-285, Hwy 78 and the new Lulah Hills development.

Some exciting news — I’m back at Keller Williams!

I’m excited to share that I’ve rejoined Keller Williams Realty Signature Partners and KW Commercial.

Over the years, my real estate business has continued to grow and evolve, with my work expanding across residential, commercial, and investment real estate. One of the things that made coming back to Keller Williams so appealing was the opportunity to bring those different sides of my business together under one brand — with the resources, technology, network, and support to serve my clients even more effectively.

It also brings me back to an organization and culture that I know well and value, and one that fits the relationship-driven way I’ve always approached my business.

Whether you’re buying or selling a home, evaluating an investment, considering a commercial real estate opportunity, or just have a real estate question, I’m here as a resource.

Most of all, thank you to the clients, friends, family, and colleagues who have trusted me, referred me, and supported my business over the years.

I’m excited about this next chapter — and I’m glad to be back!
