THE DEED WAS RECORDED. NOW WHAT?

Recording a deed that transfers your home into a revocable living trust can be an important step in implementing an estate plan, but there may still be practical follow-up items to address.

After the transfer, homeowners may want to review:

• Homestead exemption
Check with the county tax office where the property is located to confirm whether any update, reapplication, or supporting documentation is required after the change in title. Georgia homestead requirements and local exemptions can vary by county.

• Mortgage documents
If the property is subject to a mortgage or security deed, review the loan documents and confirm whether the lender requires any notice or other action related to the transfer.

• Homeowners insurance
Contact the insurance carrier to confirm whether the policy should be updated to reflect the trust or trustee and to make sure coverage information remains accurate.

• Estate planning records
Keep a copy of the recorded deed with your estate planning documents so your records reflect the completed transfer.

Estate planning does not end when documents are signed. Properly implementing and maintaining the plan is an important part of the process.
