Haven’t posted in a while. It’s been a very busy real estate market lately. Just put 2 more properties under contract over the weekend. At a inspection on another on lake Oconee this afternoon (and it’s killing me being down here for work and not fishing 😂).

Still have buyers looking for a nice 3/2 in barrow county. If anyone has a nice house they are considering selling in the $180-$220k range let me know ASAP. Maybe we can make a deal😁.

I’ve been asked a lot of questions lately about tenants not having to pay rent due to COVID -19.

Understand that if your property is under management from a management company and you have signed a lease it is a legal and enforceable contract. If you signed a lease with the owner of a property it will more than likely be the same way depending on the specifics of the lease terms.
If you are under a lease agreement you are still responsible for paying your rent. Now IF you have income loss due to not being able to work because your job is considered non essential and you can prove your case to the landlord/management company talk with them and see if they can work out a payment plan until things get back to normal. DO NOT JUST STOP PAYING RENT. If you do more than likely the eviction process will be started and eventually when this thing is over you may be evicted on top of having late fees for unpaid rent, etc.
Unfortunately there are those who are still able to keep up with rent but try to exploit the hardships of ones who truly can’t and this makes it bad on everybody. Don’t be that person. If you can make your payments make them. You are going to have to pay it now or later. In the end nothing is free.
