Five checks to save: zoning and recorded restrictions; boundaries and legal access; utilities and water; soil and permitting reviews if septic is needed; and how slope, drainage and site work affect building area and budget. Ask for a current survey and recorded easements. Verify specifics with the county, utility providers, a surveyor, soil professionals and your builder or attorney.
