One of the biggest mistakes I see sellers make in the Athens area is spending thousands on the wrong upgrades before listing.

I’ve seen homeowners invest $40,000 in a kitchen remodel and be disappointed when they didn’t get that money back at closing.

Meanwhile, a house down the street spent a few hundred dollars on fresh paint, cleaned up the landscaping, and ended up making a stronger impression on buyers.

I’ve walked through homes where sellers completely renovated a bathroom before listing and barely broke even.

I’ve also seen something as simple as a new garage door or fresh mulch transform a buyer’s opinion before they even stepped inside.

The improvements that move the needle aren’t always the most expensive—they’re the ones that remove buyer objections.

✔️ A well-maintained yard tells buyers the home has been cared for.
✔️ Fresh, neutral paint makes spaces feel clean, bright, and move-in ready.
✔️ Small repairs signal that the home has been properly maintained.

Before you spend money getting your home ready to sell, make sure you’re spending it in the right places.

Still haven’t figured out Father’s Day plans? I’ve got you covered. 👇

Have a dad who would rather stay home than go out? That’s okay too.

If your dad’s ideal Father’s Day involves his favorite chair, the game on TV, and avoiding the crowds, here are 3 ways to bring a little Athens to him:

🍔 Grab takeout from his favorite local restaurant.

🍺 Pick up a few local brews from Creature Comforts or Athentic Brewing for an at-home tasting.

🥩 Fire up the grill with steaks, burgers, or barbecue and let Dad relax while everyone else handles the cooking and cleanup.

Of course, if your dad prefers getting out and about, swipe through for some of my favorite Athens-area spots to celebrate Father’s Day this weekend.

Comment SUMMER and I’ll send you my free Athens Summer Guide filled with local restaurants, events, hidden gems, and weekend adventures.

Testimonial Tuesday

Helping clients sell a home is always rewarding, but helping a family navigate the process from over 1,000 miles away takes trust, teamwork, and a lot of communication.

I'm incredibly grateful for clients like these who trusted me to handle every detail—from preparing the property for market to coordinating contractors and seeing the sale through to closing.

Thank you for your kind words and for allowing me to be part of your journey.

Reviews like this are why I love what I do. ❤️

Thinking about buying or selling in the Athens area? I'd love to help. Send me a message and let's talk about your goals.

A 1% rate change could cost (or save) you hundreds every month. Here's why it matters...

Interest rates play a bigger role in your home purchase than most people realize. Even a small change in rates can impact your monthly payment, buying power, and the price range you qualify for. That's why it's important to look at the full picture—not just the home's list price.

The good news? There are strategies available to help buyers navigate today's market, and the right home may still be within reach.

Thinking about buying? Let's talk about your options and create a plan that works for your budget.

POV: You’re a Realtor on a full day of showings. 🚗🏡☕

Today’s route:
📍 Bogart
📍 Winder
📍 Monroe
📍 Statham
📍 Auburn

When you’re spending the day touring homes, a few things are essential:
☕ Coffee stop
⛽ Gas stop
🍫 Emergency snack stash
🏡 A game plan

My buyers and I spent the day exploring homes across five different towns, comparing neighborhoods, layouts, and all the little details that help determine whether a house feels like home.

Pro tip: If we’re spending hours looking at houses, bring water and snacks. House hunting is a marathon, not a sprint. 😆

Thinking about buying? I’ll handle the route planning—you just bring your wish list.

📊 May 2026 Market Update: Oconee & Clarke Counties

Wondering what's happening in our local housing market? Here's a quick snapshot of what we're seeing across Oconee and Clarke Counties.

🏡 Oconee County

• Median Sales Price: $589,500
• Average Time on Market: 20 days
• Inventory: 5.2 months of supply
• 74 new listings hit the market in May

Oconee continues to be one of the most sought-after areas in Northeast Georgia. While inventory remains healthier than it was a few years ago, well-priced homes are still moving quickly. The median sales price dipped slightly month-over-month, giving buyers a bit more breathing room, while sellers who price strategically are still seeing strong results.

🏡 Clarke County

• Median Sales Price: $363,500
• Average Time on Market: 28 days
• Inventory: 4.64 months of supply
• 207 new listings hit the market in May

The Athens-Clarke market remains balanced, creating opportunities for both buyers and sellers. More inventory means buyers have more choices, but desirable homes are still attracting attention and going under contract.

💡 What does this mean for you?

If you're buying, you have more options than we've seen in recent years and a little more time to make decisions.

If you're selling, buyers are becoming more selective. Pricing, presentation, and marketing matter more than ever.

Every neighborhood, price point, and property type can tell a different story, so don't rely solely on county-wide statistics when making a move.

Thinking about buying or selling in Athens, Oconee, Watkinsville, Bogart, Statham, or the surrounding areas? Let's talk about what these numbers mean for your specific situation.

Summer is one of the busiest times to buy a home in Athens, GA. ☀️🏡

School is out, schedules are more flexible, and many buyers are trying to get settled before fall.

If you’re thinking about making a move this summer, here’s what you need to know:

✅ The best homes don’t sit on the market for long. Have your financing in place, know your budget, and be ready to act when the right one hits the market.

✅ Sellers often have deadlines. Whether they’re relocating, starting a new job, or trying to move before school starts, understanding their timeline can help you craft a stronger offer without necessarily offering more money.

✅ Don’t let competition push you into skipping important steps. A multiple-offer situation doesn’t make a home perfect. Inspections are there to protect you.

✅ Summer is a great time to buy—you just need a strategy and the right guidance to navigate the market confidently.

Thinking about buying or selling in Athens this summer? Send me a DM and let’s make a plan.

After 22 years of showing homes, I thought I’d seen it all…

Then I opened what looked like a regular bathroom mirror and discovered it was actually a hidden window. 🤯

Not gonna lie, this was one of the coolest little home features I’ve stumbled across in a while. It’s practical, unexpected, and exactly the kind of detail that makes house hunting fun.

What’s the coolest hidden feature you’ve ever found in a home?
