Most of the attention a listing will ever get comes in its first couple of weeks. Price it high to leave room for negotiation, and you spend that window watching buyers scroll past. Then the reduction comes, and by the time it is priced right, it looks stale.

The boardwalk at the Beaver Lake Bird Sanctuary in North Asheville is flat, free to visit, and a lovely place to spend twenty minutes. Park in the small lot off Merrimon Avenue and start exploring.

Go early for a quieter walk and a chance to spot herons. Bring shoes you don’t mind getting muddy if you venture onto the trails.

Biltmore Lake is one of those neighborhoods where people actually use what they pay for. There’s a 62-acre private lake with a swim beach, plus more than five miles of trails, and in October, the trails are at their best.
