Still feeling a stir of inspiration after observing the apartments and condos after a visit to the Phoenix area last week. Located in the North Scottsdale area, Optima Kierland looks like a giant green hedge on a mostly brown desert horizon. This effect is in large part due to an innovative design which features a “vertical landscape system, with self-containing irrigation and drainage that enables a palette of vibrantly colored plants at the edge of each floor to grow both up and over the building,” according to the Optima Kierland website. Not only does the vertical landscape have the effect of soothing the senses, it also “creates a microclimate that lowers the ambient temperature from
five to nine degrees,” Optima Kierland claims.

Cheers to this well-conceived and refreshing project, the construction of which was completed almost five years ago. Experiencing it reminded me of a long-ago visit to Rome and riding the train from the airport to the historic city center. Along the way, old apartment building balconies overflowed with all sorts of non-uniform plantings by their residents - many featuring flowering shrubs and small trees.

Half of all homes in the Asheville area sell for more than $500,000, but it’s the market for homes priced less than $500,000 that’s still behaving like the entire housing market did from 2020-21. A near doubling of mortgage interest rates has caused the inventory of homes priced $500K+ to increase nearly 12%. Meanwhile, the number of homes priced less than $500K is 23% less than it was a year ago.

One of the most pleasureable experiences I’ve had in real estate was helping Travis and Heather buy their first home. They moved to the Asheville area from Denver, Colorado to be closer to family. Heather’s job is remote-based so they could live anywhere. The couple love to travel, hike, camping, and enjoy one of Asheville’s major tourist attractions - craft beer. They went to 31 of the area’s breweries in their first 45 days in town. They are a delightful pair and I have enjoyed getting to know them so much! Their new home is in an infill new home development in the Laurel Park neighborhood of Hendersonville. They can walk to the many shops and restaurants on Main Street in downtown Hendersonville and they are very close to The Estatoe bike trail that goes from Hendersonville to Brevard.
