Coming up on the 26th of Feb. is my 3rd in a series of "over 55" seminars I started hosting at the Arlington Central Library with my designation as a "Seniors Real Estate Specialist". Just had a wonderful few days with my niece, Mynda, and her husband Justin. We had great tours of the Capitol bldg. and Mount Vernon. If you haven't been to either for a while, it's worth going just to see their newish visitors centers. WOW! Her sister, Amanda, and husband, George, were here for a few days the end of May. That big highlight was the Air and Space Museum in Chantilly. Truly awesome in size and scope.

Waiting can be expensive!

If you’ve been thinking about buying a home and not sure whether to take the plunge now or, to wait a while here are a few facts and figures.
If you were to buy a $500,000 home today at the prevailing rate with 20% down, your mortgage payment (not including taxes) would be just over $1,800 per month for 30 years.
The most recent S&P housing market index stated a 5.9% annual appreciation for the D.C. area. That number, most likely, will go up and the Mortgage Bankers Association predicts a steady rise in rates from the current average of 3.6% to 4.4% when we swing into the spring market of 2014.
So, if you wait until next year to buy a similar home, get ready for a shock. Because of the appreciable increase in the cost of the home and the interest rate, the mortgage payment would jump to over $300 more per month. Procrastination just cost you over 16% more per month on your payment.

Mortgage Insurance Tax Deductible Retroactively

The recently passed American Taxpayer Relief Act of 2012 extends a mortgage-related law which expired at the end of 2011.

Mortgage insurance is, once again, a tax-deductible expense for eligible U.S. homeowners.

As part of this year's "Fiscal Cliff" negotiations, the American Taxpayer Relief Act of 2012 passed. In it was a rule which re-instated the tax deductibility of mortgage insurance premiums.

The law covers the fiscal years of 2012 and 2013, which makes it retroactively available for 2012 tax filings even though the original mortgage insurance tax deductibility rules expired more than 12 months ago.

The American Taxpayer Relief Act of 2012 makes it possible for borrowers with itemized federal tax returns and an annual adjusted gross income of less than $100,000 to deduct 100% of their annual mortgage insurance premiums on the federal income tax filings.

For borrowers with an adjusted gross income of more than $100,000 per year, deductions are still available, but they phase-out as income levels rise.

Mortgage insurance of all types are eligible for deductions. This includes conventional private mortgage insurance (PMI) from mortgage insurers such as Radian, MGIC and United Guaranty. It also includes mortgage insurance premiums (MIP) due to the FHA and USDA.
