New construction and existing homes are often compared as though one must be the obvious winner.

Most buyers look first at the price.

But the price is not always the number creating the greatest pressure at closing.

Sometimes the more useful question is not only, “Can we lower the price?”

In the right transaction, a seller concession may reduce certain eligible closing costs or prepaid expenses. That can affect a buyer differently than a small price reduction—but the structure still has to work with the loan, appraisal and complete offer.

So what might that actually look like in numbers?

You can start with either. The important thing is bringing both in early.

A lender helps you understand the financing: credit, loan options, estimated payment, upfront costs and preapproval.

A Realtor helps you plan the purchase: goals, representation, search strategy, evaluating homes, offers and negotiation.
