Last week, Philadelphia City Council approved its 2025-2026 budget which included an increase to the real estate transfer tax.

Effective July 1st, the Philadelphia Real Estate Transfer Tax rate is increasing from 3.278% to 3.578% for a total of 4.578% for local and state. It is typically split evenly between seller and buyer, so both will now pay 2.298% instead of the current 2.139%.

Not a huge increase, but an increase nonetheless especially when considering closing costs.

If your closing is June 30th, you're fine. If you're scheduled to close on or after July 1st, your numbers JUST changed.
