California AB 956: Starting in 2027, Eligible Single-Family Properties May Be Allowed to Build Two Detached ADUs!

California Governor Gavin Newsom signed AB 956 into law on September 29, 2026. The law is scheduled to take effect on January 1, 2027.

🔑 Key Highlights of AB 956

✅ Eligible single-family residential properties may be allowed to build two detached Accessory Dwelling Units (ADUs).

✅ Each detached ADU may be up to 800 square feet.

✅ Side and rear property setbacks generally must be at least 4 feet.

✅ When two detached ADUs are constructed, local governments may not be required to approve an additional Junior ADU (JADU).

✅ Homeowners’ Associations (HOAs) cannot impose unreasonable restrictions on qualifying ADUs.
