So how's the market?

Well, median sales price is up 11%
Homes are selling faster than last year from the median time to sale being 77 days to 34.
The average home sold for almost 97% of asking price.
With just under 3 months of inventory, we are still leaning towards a seller market.

The 50-year mortgage.
It’s easy to joke about because it sounds like a win for the banks and little to no benefit for buyers. People joke “It only saves about $200 a month."

But what is $200 to a first-time homebuyer?

It could be:
$200 of monthly debt that was blocking their approval.
$4,800+ of annual income they don’t earn yet.
Qualifying for down-payment assistance.
$20k or more in purchase power.
Difference in qualifying for a home that actually exists in today’s market.

Here is some truth: most 30-year mortgages don’t last 30 years. The average is closer to 12, because most people sell the home long before they pay it off.

So what does a longer-term loan really do?

It lets people stuck renting start paying for their home, instead of paying their landlord’s.
It opens the door to buyers who keep getting squeezed out.
It puts the American dream back within reach for families who feel like it’s always just out of hand.

If it helps even a few more families become homeowners, it’s worth talking about. That's just my two cents.
