Cary, NC Market Update: Week of October 4, 2026

September numbers are in, and Cary is holding up better than the rest of Wake County.

Here is where Cary stands:

Median sold price: $644,000, up 9.3% from last year
Median list price: $620,000, flat compared to last year
Active listings: 681, down 11.9%
Median days to sell: 52

Wake County as a whole looks different. Inventory reached 4,344 active listings, and homes are taking a median of 58 days to sell. Across the Raleigh-Cary metro, inventory is up 7.6% and about 24% of listings have taken a price cut.

One caution on the 9.3% number. It does not mean Cary home values went up 9%. The median moves with the mix of homes that close each month. What the data does show is that Cary's inventory is shrinking while the metro's is growing, and that limited supply is keeping prices steadier here.

Mortgage rates are still a factor, with the national average above 7% this month.

If you are thinking about selling in Cary: buyers have more choices nearby, so your starting price matters more than it did a year ago.

If you are thinking about buying: expect less room to negotiate than in neighboring areas, and get your financing in order before you start touring.
