Something worth knowing about buyer behavior: when timelines tighten, priorities shift fast.

The emotional pieces fade. The practical questions take over. Buyers under pressure tend to focus on:

• Layout and how the home actually functions day to day
• Location and convenience
• Overall condition, and what would need fixing
• Predictability, knowing what they are walking into after closing
• Fewer unknowns

For buyers, this is useful self-awareness. Time pressure changes what matters most, and recognizing that helps you make a steadier decision instead of a rushed one.

One of the biggest gaps in real estate shows up right here. Sellers tend to overestimate how much buyers care about cosmetic upgrades, and underestimate how much they care about function and condition.

When more homes hit the market, buyers have options and prices reflect that. When inventory tightens, demand shifts and values respond. Understanding supply gives you context for what you're seeing in the numbers.

No cracks, no uneven settling, no warning signs. This is the single most important structural element a home can have. Everything else builds from here.

2️⃣ Quality Framing and Structure
Straight walls, strong support beams, and proper load-bearing design. These aren't things you can see at a glance, but they matter more than almost anything cosmetic.

3️⃣ A Functional Layout
