Though open floor plans still have their place in the market, there is a growing segment of homeowners who are looking for more defined spaces. Here are five reasons why buyer preferences are shifting. https://bit.ly/4bs3C8W

Most people think renting is the “safe” choice. Here’s what the data actually says.

10 reasons owning beats renting:

1. Equity building — the median homeowner net worth is $430,000. The median renter? $10,000. That’s 43 times the wealth, according to the Federal Reserve’s Survey of Consumer Finances.
2. Appreciation — U.S. homes have historically appreciated at an average of 4.27% per year since 1967. Your asset grows while you sleep.
3. Stable housing costs — a fixed-rate mortgage locks your principal and interest for the life of the loan. Rent has no ceiling.
4. Tax advantages — homeowners may deduct mortgage interest and property taxes. Renters deduct nothing.
5. Freedom to customize — no landlord approval. Paint it, renovate it, make it yours.
6. Forced savings — every payment reduces your balance. After 30 years, your mortgage is gone. Rent never stops.
7. Stability and roots — ownership encourages longer-term commitment to a community, a school district, a neighborhood.
8. Rental income potential — house-hack a multi-unit property and let a tenant help cover your mortgage.
9. Leverage — a 5–10% down payment gives you 100% of the appreciation on the full value of the home.
10. The wealth gap is widening — from 1989 through 2022, the median wealth gap between renters and homeowners grew by 70%, and it appears to still be accelerating.

Renting has its place. But if long-term wealth is the goal, the numbers are hard to argue with.

Thinking about making the move? Let’s talk.

Your Home Will Only Get One First Impression. Most Sellers Blow It.

Buyers form an opinion within seconds of seeing your listing. If your home is not ready, you are not just leaving money on the table. You are giving buyers a reason to keep scrolling.

Here is what to do before your home ever hits the market.

1. Declutter before anything else. Buyers need to picture their life in your space, not yours. Box up the personal items, clear the counters, and donate what you do not need.
2. Handle the small repairs. Dripping faucets, squeaky doors, and scuffed walls are minor fixes that send a major message. If you ignored them, buyers assume you ignored bigger things too.
3. Deep clean everything. Floors, baseboards, windows, and appliances. A clean home signals a cared-for home. Hire a professional cleaner before photos are taken.
4. Improve your curb appeal. The first photo buyers see is the front of your house. Fresh mulch, trimmed shrubs, and a clean walkway cost very little and change the first impression completely.
5. Get your documents together. Warranties, permits, utility bills, and records of recent repairs. Buyers will ask. Having answers ready builds confidence and keeps the process moving.

The sellers who do the work before listing are the ones who close faster and closer to asking price. The ones who skip it find out the hard way.

Most buyers assume this part is already taken care of.

It’s not.

And I’ve seen it cost people houses.

I’m talking about buyer agent compensation.

For a long time, the seller usually covered it. No real conversation needed.

That’s changed.

Now you can walk into a deal where the seller isn’t offering the full amount. Or anything at all.

If you don’t know that going in, it puts you in a tough spot when it’s time to write.

Simple example:

$400K purchase
Your agreement is 3%
Seller is offering 2%

There’s a 1% gap.

That gap doesn’t just disappear. It has to be handled somewhere in the deal.

You can ask the seller to cover it
You can structure it into the offer
Or you can pay the difference

None of those are wrong. But they all hit your numbers differently.

Cash to close changes
Monthly payment can change
And depending on how it’s written, it can affect how your offer looks to the seller

This is one of those things that doesn’t get talked about enough upfront.

Then it shows up at the worst time… when you’re trying to win a house.

If you’re starting the process, make sure you understand this before you’re in a multiple offer situation.

It’s not just about your offer price anymore. It’s how the whole deal is put together.

The biggest risk in real estate isn’t the market.
It’s who you trust to guide you through it.

There’s a reason some agents call themselves Realtors®.

It means they follow a Code of Ethics set by the National Association of REALTORS®.

Not just in theory
In how every deal is handled

Here’s what that actually looks like:

You find out about an issue with the home

A bad agent hopes no one notices

A Realtor® makes sure it’s addressed upfront

Multiple offers come in

A bad agent plays games to push the deal

A Realtor® presents everything clearly and lets you decide

A seller wants to overprice their home

A bad agent agrees to win the listing

A Realtor® tells the truth, even if it risks losing the deal

This is the difference most people don’t see until they’re in it

And by then, it matters

Because real estate isn’t just about buying or selling

It’s about protecting your money, your time, and your decisions

The right guidance doesn’t just help you win a deal

It keeps you from making a bad one

You just submitted an offer on a home.
Now comes the hardest part… waiting.

This is where most buyers start overthinking everything.

Here are the 7 things almost every buyer wonders after their offer is in:

Did I offer enough?
Did I go too high?
Are there other offers on the table?
What are the sellers thinking right now?
How long is this going to take?
What happens if they say no?
What happens if they say yes?

It is a mix of excitement and second guessing.

And it is completely normal.

Behind the scenes, this is what is actually happening:

The seller is reviewing your offer and terms
The listing agent is organizing communication and timelines
Deadlines are being weighed carefully
If there are multiple offers, they are being compared side by side

No news does not mean bad news
It usually means the seller is taking their time to make the right decision

This is where preparation shows up in a big way

The buyers who feel the most confident in this moment are the ones who had a clear strategy before they ever submitted an offer

Not just price
But structure
Timeline
Contingencies
Financing strength

The strongest offer is not always the highest
It is the one that makes the most sense to the seller

If you understand that going in, this part of the process becomes a lot easier to handle

You just met with a realtor about selling your home.
Here’s what should happen next and what most agents miss.

The consultation is not where homes get sold.
What happens in the first 3 to 5 days after that meeting is what sets everything up.

Here’s what a strong agent actually does:

1. Sends a real plan, not a recap
Within 24 hours, you should have:
• A pricing strategy with reasoning
• A target list date
• A step-by-step prep plan

Not a “let me know if you have questions” email.

2. Builds your prep timeline backwards
Photos are not step one.

Before that:
• Repairs handled
• Home cleaned and decluttered
• Walkthrough adjustments made

The goal is simple: hit the market ready, not rushed.

3. Starts building demand before going live
Serious agents don’t wait for MLS.

They are:
• Reaching out to buyers already in their pipeline
• Letting other agents know what’s coming
• Positioning your home to get attention early

The first 7 to 14 days on market matter more than anything.

4. Locks in the right team immediately
Photographer. Staging. Contractors if needed.

Delays here = delayed listing = lost momentum.

5. Communicates consistently
You should never wonder:
“What’s going on with my home?”

Even if nothing changes, you get updates.

Most homes don’t sit because of the market.
They sit because the groundwork wasn’t done before they went live.

That part starts right after the consultation.
