🏗️ BUILDING IN ANNE ARUNDEL COUNTY?
Did you know impact fees alone can exceed $20,000?
For a new home measuring 3,500–3,999 square feet, the county's current impact fees total $20,797. And that's before permits, site work or applicable utility connections!

💧 A NEW CHARGE ON YOUR UTILITY BILL
Anne Arundel County homeowners receiving public water and sewer service will begin seeing a new Utility Investment Fee on their quarterly bills.
For a typical residential meter smaller than one inch, the combined fee is $20.53 per quarter, or approximately $82 annually.

🛁 BIGGER SHOWERS, NOT NECESSARILY BIGGER BATHROOMS!
According to the latest Houzz Bathroom Trends Study, nearly half of renovating homeowners are enlarging their showers, but 82% are keeping their bathrooms the same overall size.
It's all about making better use of the space you already have!

🎨 BENJAMIN MOORE'S 2027 COLOR OF THE YEAR IS HERE!
Benjamin Moore announced Webster Green HC-130 as its 2027 Color of the Year.
It's a rich, classic green that I think would be beautiful on cabinetry, in a library or on a front door.

Two residential developments to watch in Anne Arundel County, plus a surprising bathroom design trend!

🏗️ EDGEWATER: Lee Farm, a proposed townhouse development on approximately 62 acres along Solomons Island Road, recently received preliminary-plan approval. There's still more to the development process, but this is one to watch for future new-construction opportunities and potential competition in the resale market.

🏘️ ANNAPOLIS: The former WNAV radio station property on Admiral Drive could become Admiral Overlook, a community of 46 homes—38 townhomes and eight detached homes, including 7 "moderately priced units". The project is still in the planning stages.

🎨 DESIGN: Brown bathrooms are making a comeback! Think rich walnut vanities, warm natural stone and chocolate-toned accents. Thankfully, we're talking sophisticated, earthy finishes—not the brown bathrooms you might remember from several decades ago!

A little real estate, a little construction, and a little design today!

📉 The latest housing numbers are in!
Across the Baltimore metro area, September pending sales dropped nearly 15% compared with last year, while active inventory increased approximately 21%.
Interestingly, the median sold price remained unchanged.
What does that mean? Buyers have more choices, but they're also being considerably more selective. For sellers, understanding your competition and getting the price right from the beginning is increasingly important.

🏊 Thinking about adding a pool?
Anne Arundel County is considering changes to swimming-pool barrier requirements, including removing an exemption that applies to certain pools with powered safety covers. The legislation hasn't passed, but it's a reminder that there's a lot more to installing a pool than digging a hole and filling it with water!

🎨 And in design, curves are definitely making a comeback!
We're seeing more rounded kitchen islands, arched range hoods and softer architectural details. I love this direction when it complements the architecture of the home. But as with any trend, thoughtful design is always more important than simply following what's popular... and it's not an "all or nothing" change. A few soft accents will get the job done - a repurposed pantry door, an island with curved corners (but leave the cabinets square), a round range hood, etc.

Three things worth knowing today about rentals, real estate and home design!

🏘️ Annapolis rental rules could be changing!
The City Council is discussing regulations that could allow homeowners to rent individual bedrooms on a long-term basis, along with recommendations concerning short-term rentals.
For property owners and investors, understanding what you're legally permitted to do with a property is just as important as understanding its potential rental income.

🏦 MD has seen an increase in foreclosure activity as of end of September.
Foreclosure notices were up over 17% and notices of intent to foreclose up almost 12%. These numbers represent the different stages of foreclosure. Financial pressure is increasing for some Maryland homeowners. However, rising foreclosure notices do not automatically mean a housing-market crash.
For investors, this is a reason to monitor distressed-property opportunities more closely

🎨 And in design, matching metals aren't mandatory!
Polished nickel, brass and other finishes can work beautifully together when the combination is intentional.
You don't necessarily need to replace every faucet, light fixture and cabinet pull to update a kitchen or bathroom. Sometimes a thoughtful mix creates a more interesting result than matching everything perfectly.

Think decorative moldings, rich wood tones, wallpaper and rooms with a little more definition.

After years of removing walls, painting everything white and stripping away architectural details, we're seeing renewed appreciation for character and craftsmanship... while I love this, I don't love the dusting that comes with it, haha!
