The annual Soil Management & Land Valuation Conference hosted by Iowa State University was a great experience. It provided a wealth of shared knowledge while bringing out some of the best of the best in the industry.

As a graduate of the college, it is nice to go back to be reminded & updated of so many agronomic & economic principles in the ag land industry.

what a journey.

Mike & Brooke originally reached out because they wanted more space outside, a smaller school district, room for their kids to run & play, and some privacy.

We found them a place that checked all their boxes, but then we needed to sell their old home.

Selling this great home turned out to be more difficult than expected. Among the struggles were market shifts, new construction in the same neighborhood, and buyers who either were unfit to afford the listing or were approved for much more than asking price but wanted to see if this one would work for their needs.

Along with that, the home was listed vacant which has always been a benefit but with this house it seemed to be a deterrent.

We staged the home, we took new photos, we did open houses & even lowered the price (even though none of our feedback said it was overpriced) … and through persistent effort, we found a buyer.

It was a pleasure to work for & with Mike & Brooke, and their children.

CLOSING DAY… but what does that mean?

As a reminder, “closing day” means a property was marketed well enough to bring a buyer to have interest, an offer was made, negotiations likely took place, the seller accepted, paperwork was done by many parties, title work was completed, deed documents were prepared, all parties signed when & where necessary, and finally those documents attached to that property were reviewed and ownership was transferred.

Sounds easy, right? … Well, it is a great feeling to reach “closing day” because so many things could go wrong at any time prior to that day. And, in order to claim to be successful, you MUST reach that day.

Today is that day for us again.

Congratulations to the seller & buyer of this land.

it’s been a long time coming, and we are thankful the sellers stuck with us for so long.

this 4,000+ square foot home on 12.8+/- acres outside of Knoxville, IA is officially headed to the closing table after numerous showings, offers, and market shifts.

Great start to the day!! … Got set up on a few distant gobblers right at day break; planned to sit until 8am then get in the tractor, then at 6:45am this guy sounded off along the field edge.

Not sure where he was roosted but he was for sure on the ground & closing distance to the decoy. As soon as he came into view with his rope dragging on the ground there was a 30 yard shot, and this limb hanger hit the ground!!

grit got it done.

short timeframe to get it sold prior to planting.

attempted an online auction; no sale.

open market listing & aggressive advertising brought forth a buyer.

negotiated on price with the seller’s goal in mind.

established an agreement; coordinated the transaction through to closing.

found the new buyer a cash renter as well.

the value of a great agent is this simple; they work for you as if their career depends on your satisfaction, because it does… and that’s how we do it.

SOLD!! ... and one heck of a story.

5 years ago we represented the SELLER of this home with his first time home purchase, and when he chose to sell he called on us to represent the sale. The NEW BUYER also was a first time home buyer, and allowed us to represent him as well.

Representing both sides can be tricky, as it is important to be fair to both buyer & seller as a 3rd party intermediary. That said, after some back & forth negotiating, an agreement was made and we headed for the closing table!!

The seller did a great job maintaining his home, and paying ahead. After buying at a time when everyone was paying over asking price, he sold at a time when many homes are going for a bit under asking price. And guess what?! ... HE WALKED AWAY WITH EQUITY!!... Cash in hand for his next purchase; of which we look forward to assisting him with.
