Interesting thought for homeowners here in Minnesota 👇

Michigan is discussing a proposal that could eliminate property taxes and transfer taxes entirely if the bill eventually passes the Senate.

It’s not official yet, but it definitely sparks conversation about housing affordability and the true cost of homeownership.

Property taxes are one of the biggest ongoing expenses for many homeowners, especially as home values continue to rise.

At the same time, those taxes help support local schools, roads, emergency services, and communities.

No right or wrong answers here. Just an interesting reminder of how much housing costs affect everyday life and how different states may start exploring new ideas moving forward.

Twin Cities Market Update 🏡

The market is still active, but we're continuing to see signs of a correction as buyers become more selective and inventory gives them more choices.

This week's numbers:

🔥 1,570 new listings
✍️ 1,051 homes went pending
🏁 1,101 closed sales

📉 851 price reductions
📈 57 price increases

👀 116 back on market
🚫 227 cancelled
⏳ 118 expired

After several weeks of heavy activity, the market appears to be catching its breath. Buyer demand remains healthy, but the pace has slowed compared to recent weeks.

Part of that is seasonal. As we head into the Minnesota summer, families are wrapping up the school year, graduation parties are filling up calendars, vacations are being planned, and people are trying to squeeze every minute out of our short summer season. ☀️

Historically, market activity often starts to level off during the summer months as attention shifts from house hunting to family activities and time at the cabin, lake, or backyard barbecue.

Bottom line:

The Twin Cities market is correcting and becoming more balanced.

We're moving away from the frenzy of the last few years and into a market where pricing, condition, and presentation matter more than ever.

Enjoy the Minnesota summer, but if a move is on your radar this year, don't wait until fall to start planning. A little preparation now can make a big difference later. 🏡☀️

Twin Cities Market Update 🏡 | Friday, May 22nd.

The spring market keeps moving… but we’re also starting to see signs of a market correction.

This week’s numbers:

🔥 1,703 new listings hit the market
✍️ 1,312 homes went pending
🏁 1,262 closed sales

📉 1,044 price reductions
📈 77 price increases

👀 126 back on market
🚫 250 cancelled
⏳ 161 expired

What’s really happening:
Buyer activity is still strong with more than 1,300 pending sales in just one week.

But over 1,000 price reductions tells us the market is correcting itself. Buyers are no longer chasing every listing. They’re slowing down, comparing options, and paying close attention to value and condition.

We’re also seeing more homes come back on market and more cancelled listings, which usually means some sellers are still testing unrealistic pricing expectations.

Bottom line:
This market is active, but it’s becoming more balanced and price-sensitive.

The homes that are priced correctly and show well are still moving.
The homes that overshoot the market are adjusting quickly.

If you’re thinking about selling this summer, strategy matters more now than it did even a few months ago.

Congratulations to my sellers on the closing of their home. What a journey it has been!
Selling a home is no a small task at any stage of life, but doing it in your golden years takes real determination and these two had plenty of it.
Their biggest hurdle was a non-compliant septic system. Here's something a lot of people don't know — you can close on a home with a non-compliant septic system, but there is a catch. The seller must escrow 1.5x of the winning vendor bid, and that money stays put until the system meets local and state environmental standards.
Here's where it gets interesting. My sellers had everything lined up right before the end of last year, ready to move forward the moment the weather cooperated and it did! They got it done the week before closing with no money held in escrow.
This is exactly why working with a knowledgeable agent early in the process makes all the difference. We knew what needed to be done, got everything in order ahead of time, and when the moment came, everything fell into place.

Home sales are still moving slower than normal, and that’s been happening since 2022.

In April 2026, about 354K existing homes were sold across the U.S. That’s lower than what we usually see this time of year.

What is a big reason?
Many homeowners are staying put because they already have low mortgage rates, while buyers are being more careful with their budgets.

What this means:
• Homes can still sell when priced right
• Buyers are taking their time
• Good presentation and pricing matter more than ever

The market is moving… just at a slower pace than a few years ago.
