AB 2179 IS OVER!!! COVID-19 statewide eviction moratoria are over. Unless you live in a jurisdiction with its own moratorium (Los Angeles County, San Diego), there are no longer any COVID-19 protections in place for tenants. Landlords may now evict for non-payment and for most other reasons without COVID restrictions. The Tenant Protection Act is now controlling.

Some eviction protections likely to be extended through June. Applications for rental assistance will still need to be submitted by March 31, 2022. New notices to be used April 1 - June 30, 2022.

Yesterday, January 25, 2022, the Los Angeles County Board of Supervisors voted to extend eviction protections for Los Angeles county residents through the end of 2022. This includes, among other things, a return to a prohibition against evicting tenants for non-payment beginning April 1, 2022, when the state limits lift. Some protections for non-payment are to extend through June 2023. Beginning June 2022, there will be parameters which tenants will have to meet in order to qualify for this protection, but it's still broad protection.

The Supreme Court voted 5-4 on Tuesday that the CDC exceeded its authority in imposing an eviction ban. The Court, however, rejected a request to set aside the current moratorium, which is set to expire on July 31, 2021.

This ruling has NO impact on the laws recently enacted in the state of California.

The U.S. Supreme Court ruled Tuesday against lifting a nationwide moratorium on evictions that was put in place by the Centers for Disease Control and Prevention amid the coronavirus pandemic.

WASHINGTON (AP) — The Biden administration on Thursday extended the nationwide ban on evictions for a month to help millions of tenants unable to make rent payments during the coronavirus pandemic, but said this is the last time it plans to do so.

The Los Angeles County Board of Supervisors voted unanimously today to extend the county's eviction moratorium through September 30, 2021. We do not know as of yet if this will be an extension of all protections afforded Los Angeles county tenants over the past ten (10) months. Details will be posted as more is learned.

LANDLORDS - Be advised that, beginning May 3, 2021, when serving 15-Day Notices for Non-Payment or filing evictions for non-payment, Landlords must advise tenants that they may be eligible for temporary protection from eviction under the CDC Order or Under State, local, territorial, or tribal law.

The CDC has today extended the federal eviction moratorium through the end of June 2021. This currently coincides with the California eviction protections and does not change any of the procedures currently in place in California. It still may be a few months before we know if the restrictions will lift after June or if there will be more extensions. But for the present time, nothing has been extended beyond June.
