One of the biggest questions I'm getting right now is this: "What's going to happen with the housing market in the second half of the year?" 🏡
And it makes sense. Affordability is tight, mortgage rates still feel high, and prices haven't given buyers much of a break. So everyone's wondering whether the back half of 2026 looks any different.

Since 2014, the median square footage of newly built single-family homes has been steadily declining (Source: U.S. Census). That's not an accident. With affordability stretched thin, builders are designing to the budget, and for a lot of buyers, smaller is simply what fits.
Here's the appraiser's take: smaller doesn't have to mean a step down. New construction typically comes with lower maintenance, stronger energy efficiency, and modern layouts that use space well. After more than a year of steady declines, mortgage rates have reversed course. The 30-year fixed bottomed near 6% in March and has been climbing since — now hovering around 6.6% heading into late May.
