Here's what's changing in 2026. Inventory is increasing steadily, which means buyers have more choices and more time to make decisions. Days on market are staying elevated, giving you room to negotiate rather than panic. For sellers, this means pricing discipline is everything — homes priced right are moving, but overpriced properties are sitting. As a Realtor and Certified Residential Appraiser, I see this constantly: the homes that sell fastest aren't always the fanciest; they're the ones priced honestly relative to condition, location, and comparable sales. If you're a buyer, this is your moment to ask tough questions about value. If you're a seller, this is your moment to be realistic about what your home is actually worth — not what you hope it's worth.

My advice? Buyers: get pre-approved, understand your true budget, and don't fall in love with a home before you understand its condition and market position.
