I’m kicking things off with this move in ready home in the Sterling Meadows community, listed at $375,000.

When you pull up to a home and instantly love how it looks, I get it. The curb appeal can make you excited before you even walk inside.

But before you fall in love, ask yourself:

Does this home actually fit my lifestyle?

Think about the location, the neighborhood, the commute, the layout, the storage, the yard, the parking, and how the home would work for your day to day life.

A pretty house is great, but the right home should make sense beyond just the first impression.

This is why showings are so important. You are not just looking at the home. You are trying to picture your real life there.

During showings, buyers will often whisper to me, “Should I be worried about that?”

And honestly, the answer is sometimes yes and sometimes no.

Cracks, stains, and odors are things you should pay attention to, but they do not always mean you should immediately walk away.

A small settlement crack may not be a huge issue.

A stain on the ceiling could be from an old leak that was already repaired.

An odor could be from pets, moisture, smoking, poor cleaning, or something else entirely.

But here is the important part.

You do not want to ignore those things.

You want to ask questions, look for patterns, and use your inspection period wisely.

When I am touring homes with buyers, I like to notice:

Is the crack small or does it look wide?

Are there multiple stains?

Does the home smell musty?

Is the odor stronger in one area?

Do the walls or floors feel damp?

Are there signs of poor ventilation?

Does the seller disclosure mention anything related?

Could this affect insurance, repairs, or your comfort in the home?

A showing is not the same as a home inspection, but it can help you decide what questions to ask before making an offer.

I never want buyers to panic over every little thing, but I also do not want them falling in love with a home and ignoring signs that deserve a closer look.

This is especially important for first time homebuyers and relocating buyers because you may not know what is typical for homes in Central Florida.

Some homes have normal wear and tear.

Some homes have signs that need more digging.

The key is knowing the difference before you get emotionally attached.
