What is the debt-to-income ratio and why does it matter when you’re planning to buy a house?

Your debt-to-income (DTI) ratio is a percentage that’s calculated by dividing your total monthly debts by your total monthly gross income and is a metric used by lenders when considering your mortgage. It shows them whether or not you have a good balance between what’s coming in versus what’s going out. The magic number is 36% or below for most lenders, otherwise, you may end up paying higher interest on your loan or be denied completely.

If you’re in the market for a new home, but know that your DTI ratio is too high, here are a few steps you can take to actively improve it and increase your chances of getting approved for a loan.

✔️ Find an additional stream of income to supplement your current income
✔️ Lower the interest on some of your existing or recurring debts
✔️Consider applying for a loan forgiveness program
✔️Lower your monthly payment on an existing debt
✔️Cut back on your non-essential spending

Before you can list your home for sale, you’ll need to get it photo-ready so you can attract as many potential buyers as possible. While that may seem like a fairly simple task, without experience, you may overlook some crucial details. So, we've put together a quick checklist that you can follow.

✔️ Start by creating a list of the areas of your home that you want captured and areas you don’t. This will help you stay organized. Then:

🔸 Clean the entire house
🔸 Next, turn on all lights, lamps, and overhead lighting
🔸 And clean all glass and mirrors
🔸 After that, declutter all counter spaces in the kitchen and bathrooms.
🔸 And don’t forget to remove your furry friends from the areas being photographed!
🔸 Then, freshen up the curb appeal by cutting the lawn and making sure your patio furniture is properly arranged.
🔸 Lastly, sweep the porch and exterior area.

The market is still hot and is in favor of sellers, so if you’re considering selling your home — Do it!
Low inventory gives you multiple advantages, including making it easier for you to sell due to the high demand, you’re more likely to be able to sell at a higher sale price, and the possibility to negotiate better contract terms. But if you’re looking to buy a new home after selling your current home, the low inventory means it might also be harder for you to find a home.

It’s not always easy to sell the home in which you have spent many years, or raised your children in, we get it. 👪

But it’s important to put the emotions on a back-burner when putting your house on the market. That’s why having an honest, reliable Realtor on your side is paramount. 👋

Below are my recommendations during the sale process:

🔸Do not allow your emotions to take center stage. Selling your home can be time-consuming and an emotional rollercoaster
🔸You have made memories in your home, you feel a sense of belonging and you get defensive when potential buyers critique your home
🔸Being emotional once your property is already listed on the market and potential buyers are stopping in for showings and open houses, can be devastating to the selling process
🔸Try to schedule showings and open houses while you are away…it will help ease the emotional responses and stressors

These are the no-nos that lenders will be paying attention to — and you should too.

✔️ Spending frivolously
✔️ Missing payments or late payments
✔️ Carrying large credit card balances
✔️ Carelessly opening or canceling credit
✔️ Neglecting your credit reports

Don’t let a good interest rate on your Mortgage be the one that got away! 😮‍💨 Did you know, rate locks protect you from market fluctuations? And as your lender processes the loan over a period of several weeks, rates can move up or down. ⬆️⬇️

If you lock the rate and market interest rates increase, you still get to keep your lower rate.

So my advice? Lock in a low rate before it’s too late. 🤑
