🎈 ALBUQUERQUE… IT’S FIESTA WEEK.

If you really know me, you know how much I love Balloon Fiesta. There’s just nothing else like it. ❤️🎈

And yep… I waited until the last possible minute to post this. 😂 But I got it done before the balloons went up, so we’re counting it.

The 2026 Albuquerque International Balloon Fiesta kicks off THIS SATURDAY, October 3, and runs through October 11.

Nine days of ridiculously early alarms, breakfast burritos before the sun comes up, traffic on Alameda that will test your character 😂 and one of the coolest things about calling New Mexico home.

I put the full day-by-day schedule in this carousel so you don’t have to hunt it down all week.

Mortgage rates crossed 7%… so buyers started getting creative. 👀

The average 30-year fixed hit 7.12%, while 5/1 ARMs came in around 6.10%. That difference helped push adjustable-rate mortgages to nearly 10% of applications.

Does that mean everyone should run out and get an ARM? Absolutely not.

It means 7.12% isn’t necessarily your rate.

Different loan programs, seller concessions, rate buydowns and negotiating strategy can completely change the numbers.

This market isn’t impossible.
It just requires a better game plan.

Ahhh sh*t… the Fed did WHAT?! 😳🤦🏽‍♂️

Yep. The Fed raised its rate by 0.25%. But before everybody assumes buying a home just became impossible, the Fed rate ≠ your mortgage rate.

And there actually ARE a few rays of sunshine in the data ☀️

🏠 66% of builders are offering incentives — the highest share since December.
💰 38% are cutting prices, with the average cut around 6%.
📈 And despite all the noise, single-family housing starts jumped 7.6% in August.

Translation? This market isn’t easy, but it isn’t hopeless either.

Less competition and motivated sellers/builders can create opportunities to negotiate price, closing costs, rate buydowns and other terms.

Sometimes the opportunity shows up before the market feels comfortable again.

Don’t panic. Negotiate. 😎

Getting under contract is the fun part.

Then real estate starts real estating. 😂

The appraisal comes in low. The inspection gets ugly. The lender suddenly needs 47 documents they apparently just remembered existed. Title finds something weird. Somebody gets cold feet.

I’ve been doing this for years and I’ve learned one thing:

Almost every deal has a moment where you think, “Well… sh*t.”

That’s where experience matters.

Not when everything is going perfectly.

When it isn’t.

Knowing when to push. When to negotiate. When to solve the problem. And sometimes, knowing when the smartest move is to walk away.

My job isn’t just getting you under contract.

It’s protecting you all the way to the closing table.

And if we hit a little turbulence along the way?

I’ve probably seen worse. 😂
