The upstairs offices at the BOB (Big Old Bank) are a work in progress. New HVAC and electrical alongside the old timber and masonry is quite the sight.

There are new ducts in almost every office now, the HVAC room in the attic has been built and drywalled in and the break room/bathroom have been roughed in.

We've officially started work on the space on the second floor of the bank downtown. Here are some "before" photos. We're keeping them as offices and excited to see what it's next life will look like. The space has some cool terrazzo floors, high ceilings, wood floors and big windows.

Hayes Block Update #4

All 9 apartments have been framed. Forgive us...the pictures are going to look like a stick maze, ha!

That means that the electricians, plumbers and HVAC technicians can come in and start running pipes, wire and duct work.

The masons are hard at work on the rear of the building, shoring up window openings, doing lots of tuck pointing, removing some old plaster, and lots of other things.

We're preparing to excavate the hole for the elevator pit, so watch for some big equipment to be on site soon! It's also likely that the fire suppression tap will happen around the same time. That's when we get to dig up a small patch on Erie. Progress!

Sometimes means tidying up landscaping that had just been forgotten.

This is the little spot between Erie Street Apartments (110-114 E Erie) and Gordon’s Brake & Suspension. The bushes help hide the parking area between the buildings.

This week, ACE Investment Properties embarked on a roof project to save another historic downtown building - one you’ve likely passed by a number of times without a second thought.

You can see the condition of the old roof as part of the demo, but more importantly, you can see the damage that decades of neglect does to buildings.

In this building, the water damage was so bad that it rotted the roof joists, the walls that support those roof joists, the stairs between the first and second floors and the large parts of the first and second floors.
