Your tax-deductible donation is urgently needed. It wasn’t the inmates’ fault that correctional staff walked off their posts. Nearly two years later, the court-mandated programs have yet to resume. To make matters worse, lost, damaged, and broken tablets now cost $130 to replace.

These tablets are essential for inmates to communicate with children, elderly, and infirm relatives, as well as to participate in certificate-earning programs. The connections made while incarcerated reinforce a positive reintegration upon release.

So excited to be the sponsor of Families United for Change tablet initiative- sending checks to incarcerated folx to purchase tablets.

Its critical for our incarcerated population to be able to participate in certificate earning programs on their tablets since the illegal strike by correctional staff court/mandated programming has not returned at least they can participate in something positive while locking in cells all day (violation of HALT Law).

Tablets also allow our imprisoned loved ones the ability to send emails to their loved ones, to call home, to download movies and music. Can you imagine seeing officers beat someone to death, hearing that persons pleas for mercy, for help and not being able to speak to your loved ones for comfort?

It is imperative that our incarcerated loved ones have a line of communication for their own safety & sanity. North Star made this small grant possible and I cannot thank them enough! We need to keep up this work!

Let’s chat about -Security Deposits: What the Law Allows:

One of the most common sources of landlord-tenant conflict is the security deposit.

Per NYS General Obligations Law Section 7-108 (paraphrasing)

Maximum deposit A Tenant can only be charged One month’s rent! So if the rent is $1000, the security deposit cannot be more than $1,000.

Return deadline 14 days after tenant vacates the landlord must return the security deposit.

If the landlord wants to keep a portion of the security deposit s/he must provide an itemized statement detailing what damages other than normal wear & tear was needed to be fixed with the security deposit.

If the landlord fails to provide the itemized statement detailing what damages were found in the apartment and how much it costs to repair , the landlord forfeits the right to keep any portion.

Additionally, if the landlord doesn’t return the deposit within 14 days or provide an itemized statement explaining how the security deposit was used to pay for damages, the tenant may sue the landlord in civil court for DOUBLE the amount of the security deposit

For example: if the security deposit was $1000 the tenant gives the landlord 30 day notice , (makes a video on their phone or other device of the condition of the apt) then moves out if the landlord doesn’t give the tenant itemized list of damages the tenant can sue the landlord for $2000 (double the security deposit) & win every time.

Key point: A landlord cannot charge more than one month’s rent as a security deposit. If a landlord withholds the deposit without a proper itemized statement within 14 days, the tenant may be entitled to the full amount back, regardless of any actual damage.

Tenants should always document the condition of an apartment with dated photographs/ walk-thru videos at move-in and move-out.

I forgot to mention on Monday I went to Albany City Court to help prevent evictions, mediate conflict whatever to be of service in some meaningful way.

I got a tenant & a landlord to be together in a private room and the landlord said to the tenant who owes over $11k in back rent that he would allow her to remain in the apt., make a payment plan to pay the arrears because she responded to his texts/calls within 24 hours.

He has a mortgage on the property & depends on the rent when the bank calls him he needs answers -

My phone has been busy so I’m offering

Housing Court Tips: if you owe rent that you can’t pay right now #1 speak with your landlord tell them what happened (loss job, unexpected emergency, etc.) and make a good faith payment - whatever you can afford & communication is best. Chances are your landlord has bills (mortgage, taxes, etc) and they are dependent upon your rent to pay their bills as well.
